Unable to book Emerald Grande

Hello,

Is anyone else having issues booking Emerald Grande? I was trying to reserve for March 2021 but there was no availability, after looking further EG had no availability beginning in October 2020 and all the way until April 2021. I have been checking for at least a week and still nothing.

I haven’t seen anything, but it’s possible they are selling off the units they own there. Wyndham only owns part of the building.

Wyndham is owns 150 units at Emerald Grande. They all have been recently updated. The Wyndham units are nice, however, the common areas need work. Wallpaper peeling in the halls, interior and exterior lights burnt out, very low water pressure in the upper units.

Keep checking for availability. Last January availability went from not much availability to a lot of availability overnight. I was able to book a total of 58 days in one bedroom units at half points with upgrades to a 3 bedroom units, in the penthouse no less. Water pressure sucked, but the view was awesome. We were kicked out a couple days early because of the virus. Emerald Grande was basically empty and Destin was a ghost town when we left town.

This seems to happen at various resorts from time to time. Inventory is removed for no reason apparent to us and then it gets restored and everything goes back to normal. I haven't noticed it recently though. If the resort were open right now, I would suggest calling them to see if they know anything about it, but I kind of doubt they would.

I highly doubt they would no longer want the location. It's their only 4 star inventory on the Emerald coast.

Agreed...they only recently (about 2 years ago) purchased the 4 bedroom units they have there. I dont see them selling these units...then again, I'm not their accountant.

I can foresee owners get hit with a special assessment for common areas. That place is run down and it's a high maintenance facility. I would think if management/HOA had the money they would have kept it up. With Wyndham owning 150 units there and the deeds being in CWA trust, maintenance fees will take a bump, if a special assessment is forthcoming.

Yes. If you look at the condos for sale listings there is an HOA is shown. Some of the larger units list an HOA for $2000 per month. I don't know what they do with that money other than payroll for staff, security, supplies, housekeeping, utilities, etc. No much seems to be spent on maintenance and repairs. Just the bare minimum.

By sale listings, are you talking about wholly own condos that are not part of the timeshare system? I think you are, but I just wanted to double-check. If there is a reserve fund, and the HOA budgeted appropriately, there should be no special assessment. The reserve fund is supposed to pay for remodeling.

The key phase is, "supposed to pay for remodeling." They haven't since they opend. We watched the property deteriorate over the years. The stained and varnished floor in the lobby kind of looks like it's been rubbed with sandpaper. Its shine is gone and looks scrachy. In other words, neglected, along with the rest of the property. And yes, I ment wholly owned condos.

To let that facility decline for lack of care would be a travesty. It has been our favorite Wyndham resort that we could book using Wyndham points.

Emerald Grande is not a 'Wyndham' resort. Wyndham owns condos there that are CWA Trust properities. If that was a Wyndham resort it would be kept up. I guarantee it.
