Turtle Cay, Virginia Beach question

Thanks to the invaluable information on this site, my husband and I rescinded a purchase from the developers at Turtle Cay Resorts in Virginia Beach. After many hours of searching, I found a 2 BR/2 BA, week 22 also at TC for $7000. Seems like an amazing deal....but I would love some expert opinions since we are very new to the timeshare idea. (Also since we thought the developers "deal" was good!)

If that's the asking price thru a broker, I would start an offer at less than half.
My resort network has a broker listing for a week 22 two bedroom at $7000 with an invitation to make an offer.

That is where I found the listing. Thank you for the advice...will try the offer and see where we end up!
 
The last broker listing that I bought from was at $7500, I offered $1500 and they took it. A few weeks later I saw a similiar week on eBay sell for $102.00.

Have you checked current and completed listings on eBay?

Another consideration, not all red weeks are alike, in the north weeks 22-32 (especially 26-30) at many resorts are prime time when the kids are out of school.

Ok people deal of a life time i have a timeshare at the TURTLE CAY on the best beach in the united states. Virginia beach..i bought this time share for 10,000.00 a couple years ago and have never used it.. But it is paid off in full and i own it for life . i am selling it for 800.00 yes eight hundred dollars thats it title in hand and need to get rid of asap... it is week ten of every year that puts u in march.. you can go to turtlecay.com and get all ifo you need about the resort. you can also trade your location and dates within the network.. maint fees are around 500.00 a year and thats it everything else is free..

You are amazing!!! Thank you so much for all of your help :) I just took a look at ebay and see why people who buy those kinds of deals love timeshares! Didn't see any Turtle Cay properties, but I did see the craigslist post earlier...too bad it's not a later week. It's hard to believe both my hubby and I fell for the developer's deals....ah well, live and learn, I guess.
 
Before you buy a particular week, read the posts, I only buy what is within driving distance so I can use them, I have young kids, I only buy fixed summer vacation weeks.

Some people trade with the resort and the national trading companies. I think they nickel and dime you on trades and choose not to do that. But if you want to usually go a certain time of the year to a certain resort, buy a fixed week. If not, I'd look at renting, rental rates are often barely more than maintenance fees, and there is no long term committment.
 
Well, the broker said seller wouldn't go below 6K. I think that is still too high after all the listings I have searched. We'll keep looking. We only live 3 hrs. away from VA Beach and go there often with our kids, so a TS seems like a good deal for us. Thanks again for your help :)
 
That may be an OK price for that fixed week, but do more research. Buying a timeshare is a long term committment. TS are easy to buy and hard to sell.
 
And that broker may find it hard to sell at his price.
 
If you have school age children you need to remember that week 22 would still be school time. I would think that the only weeks worth buying in Va. Beach would be those summer weeks when the vast majority of schools are out. Mid May will often not be beach weather.
 
Thanks for all the advice! We decided against buying one for the moment since there is no reason to rush into another purchase :)
