Trouble getting Home Resort Availability at Nanea

I don't know the timing of everything, but I think Westin Flex was created in February 2018. It looks like the Nanea inventory was conveyed in March 2019. So I think perhaps it was a way for them to just feed more inventory to Westin Flex. Perhaps Nanea inventory wasn't flying off the shelves and this gave them the ability to sell it at a lot more sale centers through Westin Flex. I don't know when they opened Nanea.

I haven't checked to see if any Nanea inventory made it to the MVC/Abound Trust. I suspect it would just be reaquired inventory if it did.
Nanea opened in April, 2017, but IIRC they were selling ownerships there for a couple of years prior to it opening, during construction. I suspect that you are more or less correct, they were drowning in inventory and it wasn't flying off the shelves, and Westin Flex was a way to move some of it, along with unsold inventory from the four other Westin properties which ended up in Flex.
 
It looks like they conveyed Nanea units to the Westin Flex trust, but they are conveyed as points. They recorded each unit in a separate recording and I tried to count how many but gave up because of the annoying Captcha on the Orange County Recorders site. Though looking at the number of documents recorded on the same day, the number may be 36.

Great detective work here. It’s interesting that they put the whole unit in rather than specific blocks of points (points for 50 weeks + 2 event weeks). In particular, the event weeks look like they were included in the trust - I don’t think they have any event weeks from the other Maui resorts in WFlex - I’m surprised they didn’t try to sell those separately.

For sure at WKORV and WKORVN, the event weeks were sold separately and they sold all of them I think. To my knowledge, there are none in any of the trusts. They have quite a bit of market value and someone wanting to sell one can do so on Redweek or something and receive a price that MVC probably won’t match.

That's most likely correct. Vistana has reaquired event weeks at KOR and KOR North via ROFR because they sold for too low of a price, but who knows whether they were resold in the gallery or conveyed to the Westin Flex trust.

I think they've stopped putting WKORV N/S into Westin Flex now. I've seen conveyances of that inventory into the Abound trust now. We know they never put oceanfront inventory into Westin Flex saving that to instead continue to sell as deeded weeks.
 
I just got back to the east coast from Hawaii and just now seen all the new responses. In my case there was no availability at Nanea in either 1BR or 2BR in the home resort period booking one split second after 12:00 AM for reservations through Saturday Dec 5, 2026. Then on Friday Dec 5, 2025 at 3 PM EST I just happen to check and all this 1BR or 2BR availability showed up in the home resort period from Dec 5, 2026 and going back to Aug 2026. So I booked my 1BR reservation for seven days beginning Friday Dec 4, 2026. I was able to get hold of MVC via online message/email and they essentially could not explain the reasoning behind what I experienced as the situation had since resolved as there was now availability at Nanea. Friday, Saturday and Sunday check ins were available, but I do believe it has become nearly impossible to get a mid-week check in at Nanea for December reservations. After the holidays in 2026 I can check availability from time to time to see if the issue is still there. The email address to contact MVC directly on these issues we are experiencing is communication@mvwc.com. They did respond within two days, though initially their response was pushed to my junk folder...... I was also given, at our annual update, customer.advocacy@mvwc.com to contact MVC on these issues.

PS..... I did check availability at Nanea for Friday Jan 8 through Monday Jan 11th 2027. And both 1BR and 2BR are showing available early in the AM (well after one split-second after midnight along with Monday check-in for seven days). So it appears that the issue I had from early Dec 2025 obtaining home resort reservations for reservations in early Dec 2026 now seems resolved. And coincidentally I recently received MVC's 2026's New Years newsletter that contained a section on this subject as well, pasted below.......

...Owner Access to Inventory: We recognize the importance of maintaining fair access to inventory for Owners. Unfortunately, we’ve observed that a small subset of Owners have been making an excessive number of reservations—generally, during high‑demand periods of time. We are actively working to curb this behavior in an effort to enhance inventory availability for our Owners......

I own Marriott destination points and tried all year including a waitlist to get Nanea New Years week. I never saw any inventory released into that bucket. I ended up booking the Marriott because I needed a two bedroom and only found 1 bedrooms release at WKOR and WKORN. I tried again this year for next December and it seems no Nanea is going to the Marriott point system for those holiday weeks. I assume Nanea owners are scooping up those weeks and the trust owns none. I own WKOR but not event week so I was excited to try for an event week by converting to Marriott destination points.

I believe that New Year week was sold as fixed time. Most owners likely use it or rent it. This would also be a near impossible StarOption booking for most VSN owners.

Yes, Denise is right. I tried nearly daily for most of a year once but was never able to get Christmas week. The people that bought those weeks paid a big premium for them, and for the most part, they're going to use them. If they aren't going to use them, they're probably going to rent them out, because they can get a lot for them. You are unlikely to ever be able to exchange into any of the "event weeks" at any of the Maui Westin properties.

I see availability with Marriott destination points to book 1 bedroom and studios at the Westin properties (except Nanea) during the holiday weeks.
