Travel and leisure offer to change deed

My friend asks as a Smoky mountain lodge owner deed to trust base ownership, what is the drawbacks or advantage. Sales person said this needs to be done to avoid special assessment fees of 7500 or more and high maintenance fees because of 34 million dollar remodel. This would allow for spouse and children the ability to sale back to Wyndham to recover a percentage of property value otherwise excessive fees are charged at death to your estate. The bottom line is that Wyndham is wanting 27,000 dollars to do this. What should he do?

The salesperson.also said she had converted her ownership to this plan and she receives around $9,000 back from Wyndham every year in rental income. Not only does she save money, she also makes money. The $27,000 has around a three year payback.

Then why is she selling it to you. If it's a money making deal, she should be buying it herself. or why is Wyndham paying her to sell this vs using it themselves and save all the sales expenses? It's all tied up with that proverbial bunch of swamp land and a bridge they would like to sell as well.....:sneaky:
