Transferring title for Hawaiian Village

Hi,

I have decided to buy a Fairfield Kona Hawaiian Village from a private party (Every other year for $2,500. Does that seem like a decent price or not?). Can someone recommend a title company or whatever is needed to transfer the property to me? We both live in California. Needless to say I don't know much about doing this. I also welcome Tug opinions if people don't think this is a good thing to do.

That is a very good price!!

If you know and trust them and don't need an escrow company then Timetravel Traders, Inc is very good and affordable.

If you need a escrow company then I would use www.timesharetransfer.com

I assume you are talking about buying FF/Wyndham points for KHV? How many points are you getting for the $2,500? What have you been told about your MF's? How much, how collected, etc?

This resort sold weeks before FF aquirred them, so I am pretty sure they mean an EOY week. Greg

We're using TTT (Timetravel Traders) for a UDI deed I'm acquiring from my sister (no escrow services needed). Previously I have used and would recommend Patty Alexander:

It is an every other year floating week any unit and is not for points. We would probably end up using this unit ourselves. I think if we were to convert to Wyndmm points we would have to pay some kind of upgrade. The maintenance is suppose to be $650.00 but I will be confirming that before I buy. Thanks
 
Does the price seem good or bad for an EOY at this resort?

The price is great. MFs are a bit higher than $650, though I can't recall exactly what they are. They are under $750, I believe, still a good deal for what you're getting, and less than the corresponding annual costs would be for the 231,000 points otherwise needed to trade in using points.
 
Good that it's a deeded floating week . . . and yes, FF/Wyndham will charge to convert to points ($2,395 w/o a purchase of points directly from them . . . under $200 if you do).

As for the "deal" . . . yes I would say it's a good price . . . but I'm not expert on resale market values in Hawaii.

The resort is very nice! I was there in April 06 and thorough enjoyed our stay.

Timetraveltraders is good if you don't need escrow and you know who you are buying from. They only prepare the deed and notify the resort. I have used them and they great if that is all you need.

You may want to try John Faeth for the closing. He is very active on Tug and is very knowledgeable about Fairfield. His cell phone is#973-699-4118.

I agree that Timetraveltraders is a great way to go if you do not need escrow, account research, and other offerings of a full service firm. It is a mom and pop firm run by Alan Schnoll and his wife and they are just great people.

I am in the process of finishing renovations on my New Jersey house so it can be listed and sold (empty) and also will be relocating to Pennsylvania this month. It has been a long and seemingly all-consuming three month adventure to date/

Therefore, I have ceased taking on new closings for the time being as I cannot acheive my past service levels. I hope to be back in business come mid-August or so.

Until then, I am recommending Title Outlet of Florida. They are a large firm but still seem to get things done in a 2-3 month window.
