Transferring ownership to interested kids

Our parents have Wyndham points based in Williamsburg, VA. We have gone to Williamsburg yearly with them but at 89 and 86 it is time to stop going. We are fine taking over the points which includes an RCI membership (though I'm already a member of RCI).

My question is this: what is the easiest way to make the transfer into our name? The Resort? Wyndham? Title company?

And how do we transfer the RCI membership?

Any suggestions appreciated. Thanks!

Is this a deed that was bought through Wyndham?
Was it converted to points?

If so you have to register the deed with the county it is in. Then pay Wyndham $299 to transfer the Wyndham account to your name. I have done this myself by going to the library and copying a quick claim deed form. I would suggest calling Wyndham to get the proper description of the unit number, week and description of your property. The form is simple. It also has to be notarized, and first sent to the county. I paid the county recorder fee of $39.00 in north Carolina when I did mine.
Call the county recorder to find out fee and if you also need to send a self addressed stamped envelope to send you the papers back once it is registered. If there is a mistake with unit number week etc it will be rejected by Wyndham, the recorder will not catch an error, as all they do is record what you send.

It is easy if only points, you just call Wyndham they will handle the transfer, you pay $299.

Many TUG members use another TUG member ... LT Transfers to perform this for a VERY reasonable fee $150-200 for the paperwork plus the $299 fee to Wyndham to recognize the "new owners" ... costs can vary if MORE than 1 deed.

As your parents have been owners for YEARS ... most likely these are either CWP points or Converted FIXED weeks. Plus there is a likelihood, there many be some PIC weeks ... ownership at non-Wyndham resorts.

How to figure out some of this? Get onto the online account and review the Financial Services info ... the WHAT your annual bill is made up of and monthly payment collected ... another TAB of the Reservation System. Poke around to view other interesting tibbits.

Getting WYNDHAM involved? I personally am unaware of them providing that service.

I would suggest calling Wyndham to get the proper description of the unit number, week and description of your property.

This is not a good idea - you should get the legal description from the original deed.

If you get the description from the original deed, you know it's correct.

If you call Wyndham, you are hoping that whatever entry level clerk that answers the phone knows what they are talking about - definitely not a good bet.

As inexpensive as it is to have the transfer professionally done, I would not even consider doing it myself, much less advising a novice to do so.

We were in the exact same situation, and my parents transferred some of their Wyndham points to us. We used LTT, and it was under $200 for everything (other than the stupid transfer fee, which was lower at the time of our transfer, thankfully), and they were very quick and responsive.

We already had a small contract, so it was all just added to our original account.
