Transfer title to kids

I am getting conflicting information about transferring my ownership in an HGVC property to our sons. How much does Hilton charge for the transfer? Can it be done by an attorney and then inform Hilton?

You don't need an attorney - you can use a title transfer company, and it will be less expensive. The title has to be re-written in your son's name and then registered with the county of record, and send to HGVC's title office. This is who I use - they are Tuggers, they get high marks on TUG, and they are efficient and inexpensive - usually less than $250.

HGV will still charge a fee to register the deed in the new name.

I also endorse LT Transfers....
Far less $$ and far more efficient than HGV's in-house service.
You need to do a gift affidavit (LTT supplies it) to get a ROFR waiver.
You'll likely need to pay for an estoppel up front (LTT arranges it)
and then the transfer fee and MF's -- if not already paid for 2023.

There is one thing that LTT does which I corrected them on...
For the deed, they said I needed 3 peep - 2 witnesses + a notary.
Maybe in some places, but for Florida TS's, you only need 2 peep.
The notary can act both as one of the witnesses and as the notary
(they don't notarize the witnesses' signatures).
