Transfer/In Limbo Reservations

I just got off the phone with Wyndham Title. They said that they haven't received the paperwork yet (the closing company said they mailed it out around the 20th of Jan). The rep said to wait til the end of the week and try again, 2 weeks being the standard to receive and notate.

I can patiently wait for that. However, the closing company said due to recent Wyndham changes, they were not able to book me a vacation during the limbo time (these 2 wks + the 4-6 weeks Wyndham said they would need to create the account, etc). The Wyndham rep said that was the *only* way we could get a vacation booked, and that I needed to contact the seller to get a guest reservation. I'm not sure who has given me the right information - they are contradictory.

Any light you could shed on this would be wonderful.

You probably will need a guest pass. If you have a copy of the deed, send it to Title directly. Also, you should contact the Register of Deeds in the county where the Resort is located and make sure the Deed is recorded. If is not recorded (if a deeded property) then that would be the problem. The fact the Title Company is apparently giving you the run around, you may want to post the name of the company involved as a warning to others. With the wording of what you indicated the closing company said, it sounds like you got it off one of the E-Bay sellers. Wish you luck.

If you bought from an individual this is correct. He may charge you the $99 if he doesnt have any free guest cerificates.
If you bought from a large co. (ebay etc.) most of their ads state they will not do this (since its additional work for them I assume).

My guess is that you wont have online access to your account till March! Dont know why it takes Wyndham such a long time!:wall:

The larger companies can't generally do this because they don't keep individual Wyndham accounts for their contracts they are all put under 1 to a few accounts. When you call Wyndham for a reservation, they cannot take the reservation from a specific contract. They can take it from a particular use year but if you have multiple contracts under that 1 use year Wyndham shows the points rolled up into 1 total.

Also reservations will only transfer to the new owner if the original owner selling all of their contracts. If they are only selling part of their portfolio any reservations they have will stay with that members account.

Wyndham will attribute the points used to a specific contract if you call reservations and have do it. Regarding the issue of whether the reservation transfers to the new owner or if it stays with the seller. This is a moot point if neither the seller or buyer cancels the reservation since a guest pass was used.

I don't know what's going on with Wyndham... but I hope your experience is better than my most recent. Here's my story.

This has been going on for almost 4 months. Transfer documents were mailed in October, faxed in December and emailed in January. Wyndham is still not sure they even have the documents. I'm at my wits end.

A few weeks after it was mailed, I called to check the status and was told it's being processed. A week later the seller called and was told there was no record of it. So we waited and called every few days.

By early December we figured it must have gotten lost in the mail, so they gave me a fax#. We cancelled the check for the exchange fee that was sent via USPS mail and sent the documents via fax with credit card info.

In January we were told they still have no record of the documents and they suggested that I send it via email...because it won't get lost if it's sent via email (why didn't they offer this method the first time?!!?) That was two weeks ago. I called last week and were told that they have it and it's being processed... I provided payment info for the transfer fee... and guess what...I just got an email from the seller that he called and they told him there's no record of it! :mad: :annoyed:

FYI - I've done a number of transfers in the past few years, a few private, a few using a closing company, all but the most recent without incident.
