Trading weeks for Marriott resale purchased property

How hard is it to trade weeks for a Marriott resale purchased property? I am interested in a 3BR Platinum time share at Marriott Grande Vista or Ocean Pointe. Can you still use the Marriott system to trade weeks? I know I would not have the right to turn in for points. Are there any other differences? Any thoughts on which of these properties are easier to trade? It seems like the Grande Vista is about $3,000 cheaper than Ocean Pointe.

Hi Scott,

There is no difference in trading ability between developer and resale. The main difference, as you mentioned, is the ability to exchange for points. Other than that, I think the only difference is that you don't get an owner services rep assigned to help you. I don't think that's really an issue because my understanding is that you can still call the owner services line and get the same help as anyone else.

If someone's primary destination is Orlando, then it makes sense to buy in Orlando. That way, it's possible to make reservations at ones preferred resort, without paying an exchange fee. Also, because owners tend to get preference regarding room requests, it's a way to increase the likelihood of getting preferred views or preferred proximity to such resort features as the main pool.

I'm not sure I would use the word "saturated," but I agree that Orlando has a huge supply of timeshare accommodations. That means Orlando is an easy destination to trade into (except for Disney Vacation Club, which is difficult for studios, 1BR and 2BR, and impossible for 3BR). It also means that Orlando may not have quite the trading power of low-supply-high-demand locations. But quality counts for a lot too. The Orlando Marriotts are all very high quality resorts. The large supply also means that there are excellent resale prices in Orlando (except for Disney Vacation Club), because realistic sellers know they must sell their weeks for a fraction of what they paid.

It is not necessary to buy from Marriott to have a professional closing, a clear title, and title insurance. When somebody buys from a reputable reseller, a professional closing a normal part of the process. Even when buying through eBay or from a TUG listing, the buyer simply has to insist on (and pay for) a professional closing and title insurance.

Purchasing direct from Marriott isnt a good idea unless you are getting an unusually large amount of incentive points which make the higher price worth it or need a specific week that you cant find resale.

Otherwise purchasing resale will generally save you thousands of dollars. As far as title goes, you can use any number of closing companies to ensure clear title.
