FYI, for the first time I'm seeing dates for the Tradimo Kyoto Gojo instead of 'This resort is not yet open'. No inventory loaded yet...but it's a start!

Good find. Pretty expensive for 1BR units, but I am sure they are very nice. I will need to keep an eye out for when they open up availability.

Hmmm, this could possibly work for our planned trip next year in July. I’ll have to keep an eye on availability. I was thinking of using 2 FNCs for the Roku, but I like this location.

Tradimo Kyoto Gojo
so that is the name. "Gojo" means 5th Street, so that puts it further (north) from the main station than I thought it was. Main stn is on Hachijo (8th St) iirc, and there are at least a few blocks between each of the main Ichi, Ni, San, Shi, Go, etc streets. If avg 4 blocks between Go & Hachi, it would be 12 blocks north.
I can't remember ever hearing the word "tradimo". Wonder where they got that?

"using 2 FNCs for the Roku" ... Hmm. Looked it up. I did not know about that. That NW part of Kyoto is our fav. We stay out there on Nijo.
I suppose if you spend only 2 nights in Kyoto, maybe the station is good, but wouldn't you go out that NW way even in only 2 days in Kyoto? otoh, how close is the closest train line to that? Having to get a taxi every time you go someplace could be a pain

The Roku is in a nice area, but as you mentioned, getting around the greater Kyoto area would mean taxis for the most part, I think.

It kind of depends on what we want to do as well. I was thinking of 2 nights at the Roku as good R&R with a little modest sight seeing ambitions after 5 busy days in Tokyo, as opposed to trying to see everything in 2 days at a place more centrally located.

2 weeknights in gold season seems to be quite reasonable points wise at the Gojo. Of course the inventory needs to be available to reserve there.

Not so fast, my friend...

We're back to, "This resort is not yet open. Reservations are not available."

It was on the HGVC portal for a little while, but not now.

were did you find that info
The website. We have an upcoming trip to Japan planned and so I've been checking daily.

For a while we had two nights at The Bay Forest Odawara but ended up releasing the reservation because it just *is* too remote if you don't have a car. We booked a hotel instead but I would love to fill that gap with the Tradimo Kyoto Gojo - a W/D in the middle of our trip would be very useful. But it looks like it's not gonna happen.

That sounds awesome! My family and I are planning a 10 day trip to Japan next June, and that looks like it would be an amazing place to stay. When I check the website, it shows the points needed per day I wonder if that’s accurate.”

Is it hard to book Bay Forest? On our bucket list for next Japan visit.

Is it hard to book Bay Forest?
I see availability current open for booking during club season. But that resort has an interesting season chart.

I just have the one experience but I'd say not as difficult as the Florida Gulf but not easy either. I started tracking availability for March 2026 and about 2/3rds of the time there was no availability for Club reservations as the window opened through the end of April. I got the impression that most but not all owners book Home Week reservations and then perhaps change to a Club reservation to just stay the weekend (or the cheaper Sun-Wed days).

Somewhat expensive for points stay not sure why it’s so popular. Hope it’s worth it.

I am watching for the availability of this Kyoto property. With the sudden devaluation of HH points, this has become a lot more interesting for my plans.

Me and my family are planning a trip to Japan next June for 13 days. Just getting a few opinions do you think this new resort will be hard to book during June? It would be wonderful if we can stay there instead of going with a hotel.

I believe there are more affiliate properties than those 3 club properties in Japan. Have you explored those?

I’m kind of new to this, so I didn’t realize there were three more club properties. I’d really like to stay in the Kyoto or Osaka area

The other properties are hotels that have an agreement with HGV to allow points to be used for room reservations. But they have a very short reservation window of approximately 15-60 days.

And they are located are in the sort of rural/mountain destinations that Japanese city dwellers like to vacation and are not particularly useful for someone wishing to visit those cities.

Some movement on the Tradimo front…

“This property is expected to open in early Q2 2026. Home Weeks are currently available to Kyoto Owners by phone only, through the Contact Centers. Club bookings will open in December 2025”

I looked on HGVC because I saw it is now listed on Hilton’s website stating a February opening.

Many affiliated hotels are so expensive with points that you are better off booking directly or something else.

Yeah, I had pretty much dismissed the HGVC Japan offerings before for being high point cost and out in the boonies, but the Tradimo bucks the trend.

Hey y’all! How fast do you think they’ll book up for next year? And what months are usually the hardest to grab?

I think it is unknown, depending on how much unsold inventory they have. In general, cherry blossom season and weeks that are on national holidays would be the most difficult.
