I'm sure he'll tell us more about it when they get home, but after our little gathering Sunday evening Jenny and I went to check out Topeka Tom and Barb's unit at Point Royale.

It is half a duplex, 5 bedroom, 3 bath, 2 kitchens. It appeared to be almost a triple lockout, as a single bedroom on the lower level had it's own entry door.

We counted room to sleep 9 on the lower level and I lost track upstairs because we got socializing about lakes and docks and and Wisconsin and cousins. But at least 5.

Oh yeah, a 2-car garage and a private driveway that parks four cars was on the front.

Point Royale is a hodge-podge of varying accomodations, full-ownership, built in an upscale golf course setting. There are permanent residents and both short-term and long-term rentals. The exchange companies are just another option to owners renting a week out.

The occupancy numbers are given by the exchange company and the real limit is much higher. To know exactly what you are getting before you confirm an exchange I guess you would have to call RCI to see if they have a unit number and then call Point Royale. We checked it out with Tom and Barb last Spring when they were staying at Falls Village nearby.

Update re Pointe Royale

We got the last of our relatives to the airport late this morning, so there is a short respite before my brother arrives from Wisconsin for the holiday weekend.

As Jim reported, the four bedroom condo we reserved turned out to have been converted with a fifth bedroom. I suspect it was converted from a golf cart garage on the fairway (back) side of the house, lower level. It had an outside entrance, hence Jim's comment about a triple lockoff. One of our guests was a long-time, suscessful real estate agent, and she estimated the square footage at 4000 sq ft. The two upstairs units had two bathrooms, one in the master bedroom and one in the hallway, a large living room, a spacious dining area, and a fairly large kitchen. We didn't make many meals, but when we did, two or three cooks didn't often collide. The decore was pleasant and most everything was in good repair and good condition, except for two dining room chairs that had dried out glue in some joints and were taken away for repair. We had a minor leak and it was addressed immediately and efficiently. I would guess the unit was twenty years old and had been nicely maintained, but the furnishings were comfortable rather than extravagant. We liked them.

I'll submit a full review either tonight, or, as seems more likely all the time, tomorrow. Put this one on your take immediately list, in the event you ever see it. I know it's on mine!
