Hi

so fed up with the Tugmar conspiracy theory thread, just asking something to change subject a little! Anyone got any views if a ballpark $10,000 is a good price resale for a platinum Manor Club lock off resale, quite tempted but would appreciate views from anyone out there

thanks

Lynne

"Powershift" keeps up with the Manor Club. You may want to ask him directly. I do not know his email, but if you see his post you could email him. His name I think is Brian.

There has been several threads about Manor club pricing.

To summarize;

$10K might be OK and I'd guess will not have a ROFR problem and you'd not have to beat the brushes trying to find a deal.
The people who spend some time looking for a deal, are posting that they're getting an average price of ~$9K and I believe that is getting thru ROFR.
The very best price is <$8K which might not get thru ROFR

Remember, Marriott is selling this resort for a lot more than $10K so even if $10k isn't the best deal, it is a huge savings over Marriott.

Hope that helps

Within the past 18 months or so I have seen sales in MMC for between $7,000 and $9,500. I paid $8,500 for mine in 2004.

I don't believe Manor Club has an active sales staff there as it's essentially sold out. At least when we were there 3 years ago I was led to believe that there was only one sales person on staff and that he had a very limited supply of units available for sale. I can't see the ROFR being very high on this resort but others that follow it closely will know better.

By the way, I traded my first 2 years into Hawaii. One to Ko Olina the other at Kauai Beach Club.....what a deal!!!!

L/O vs non

I purchased a non lock off for 7500 a couple o months ago and have seen a few go between 7500 and 8200 for the non lock off. There was one person who posted they were negotiating 2 for 7000 each, but last I recall seller was backing out on one of them. As for the lock offs just about everything I have seen has been running 9000 plus. I too think Brian appears to be best source of info on Manor Club, so I would second the suggestion to ask him.
