TimeshareNation

Do you mean you sent an email to the transfer company/title company? Because the resort won't have that info.

Duncan realty sent the signed/notarized Quit Claim Deed to the resort and they in turn mailed it to the county.

Unfortunately, the resort told me they sent it snail mail to the county.:(

It's odd that they sent it to the resort, before the county.

Most resorts just need a printout, which for most counties can be gotten online. Some closing companies want to wait until they get the original back but I doubt they have to. It adds unnecessary time.

Yeah- I am assuming that once the county records it, the resort can go on-line and see it and do a screen shot of the deed and send me and Duncan a copy via email. But- they still have to then change the ownership in their own system and set up a new account in our name, etc. And, as I mentioned in a prior post, the resort issues/signs a Certificate of Beneficial Interval Ownership (Trust). Then, they notify Duncan of the official completed transfer.

Maybe the resort is pre-approving transfers? Looking for "Viking Ship" Transfers?

Yes, Denise- that is exactly right. Innseason now has a whole policy and procedure set up to try to prevent fraudulent transfers.

That explains it - very interesting...

Happy to report that the Quit Claim deed/certificate was recorded in the county and now I just have to wait for VRI to establish an account for me. InnSeasons sent me and Duncan a copy of the signed/recorded ownership certificate. The original will come to me via VRI once they finish opening the account. I'll be on top of that process as well!

VRI and InnSeasons Pollard Brook Questions on Resale Purchase

So now, I verified with VRI billing that they have me listed as a new owner. Problem is, they and InnSeasons are claiming that the other is responsible to send me the original Certificate of Ownership. VRI says the county is supposed to send me a DEED. And InnSeasons says that VRI is supposed to send me the original Certificate of Ownership.(I have an email copy of it from InnSeasons) VRI said they never heard of the Certificate- that it's a deed I should be getting from the county.

I then asked what my account number was. One woman in the billing dept. of VRI said that the account number is my unit # and week #. So, I go on VRI and VRIETY and Pollard Brook to sign on to the owners pages and none of them would allow me to sign on. What the??!

I asked about a Welcome Packet from VRI. They said they don't send anything out- maybe the resort would if I called! The only thing they claim I will get is the maintenance fee bill when it is due for next year's usage. Gee, you would think I would be getting some written information as a new owner on VRI and VRIETY and Pollard Brook.

Definitely some missing links here. Does anyone have any experience with VRI regarding this part of the process? :ponder:

I received a call from the closing company yesterday just to let me know they
Had all the paperwork they need from me an they are just waiting for the sellers
To sign and then they can send them to Hawaii. Seems to be moving along.
Who knows how long it will take the sellers to sign though but if they do soon
I'm sure it will go quick.

SLIP- sounds like it is going well for you. Probably the only delay will be the snail mail to Hawaii- though I would think they will send it express or at least priority.

I am happy with TimeShare Nation and Duncan Realty (LeeAnn). But I think in my case it was also helpful that I reached out to InnSeasons (Aliicia) immediately and kept in contact with her throughout the whole process.

As I mentioned, my only issue now is obtaining an original copy of the Certificate of Ownership (or deed) and getting an account number from VRI, which is the management company.

I have a call into Duncan for input on this as well, but not sure if they would know.

I'll be happy to hear that they signed. After that it will move along. I'm doing
Two so we'll see if one goes quicker than the other. I'll be happier when I'm
In your spot, almost done.

Yeah, I get it! I found out now from InnSeasons that there is one individual who handles the Certificate of Ownership and this new procedure for a Certificate in lieu of an actual deed only just started in February when I got involved in this transaction (lucky me!) so that is why no one at VRI knew about it. An email was sent to her about it by InnSeasons, so we'll see what happens. I also requested of InnSeasons to find out how to get the bylaws, articles, declaration, rules, owners welcome package info., etc, as in the Transfer papers it clearly states I am required to obtain them from "the manager". I do have such on my other timeshare property and it makes sense to have them. I think at issue here is that InnSeasons is no longer the manager technically- but it does handle the sales and now VRI is involved as the manager- so there are a lot of hands in the pot!

To be fair, InnSeasons only sent this info. to the VRI person on 3/23 so it is just too soon yet for it all to come together. I just like to be proactive and know who I need to follow up with so nothing falls through the cracks. My motto is "Whatever can go wrong, will go wrong! LOL! Not that I am anxious or anything!:D

Well, happy to report that the original Ownership Certificate is on it's way to me from VRI. I have an account number (which I made sure to ask for from VRI) and I am registered now on VRI and InnSeason's Owners websites. Just a 2 month process. I stayed on top of it and I have to say Timeshare Nation, Duncan Realty and InnSeason Resorts were wonderful in how they handled the whole process. Very responsive to my multitude of emails and questions. Very professional. Seems from my experience and that of some others that this is a great business model for Free Timeshares and I can highly recommend TimeShare Nation.

Timeshare Nation Experience

I found a $1 posting for Massanutten Summitt on the TUG Marketplace. I contacted them the last week of January and ironed out a slight error in their posting with them and went down the past of assuming ownership of the unit.

Ryan was very helpful and took time to explain the process - apparently the unit was traded in on a new unit purchased at another resort and TN (Timeshare Nation) was being paid to get rid of the unit before more MFs were due to that resort that took it in trade. I was told the unit had 2015 MFs paid and would have occupancy in 2015.

TN works with Duncan Title and Escrow, who handled the deed transfer. I got a letter from Duncan on 4/20, with a deed signing date of 2/12, and filing date of 2/19. I assume they held the paperwork until the resort processed the transfer as when I called Massanutten on 4/20, they confirmed that a) I am the new owner, b) 2015 MFs are paid with a 2015 reservation available.

It is great to find a company that actually does what they say they will do in the timeshare world. I got several e-mails from Ryan along the way keeping me aware of the process. They never asked for money up-front nor pressured me in any way.

Of course this is no guarantee of a positive experience for others, but if they had a property that I wanted I'd sure contact them again. Mine was totally free with a free floating week (albeit so late in the year all the good weeks are taken - free is still free!!!).

That is great to hear! So quite a few of us have had a good experience with them! Enjoy!

I just got my letter from the resort today on one of the units I got from
TimeshareNation. The other one is in my account and I should be getting the
Other letter soon. Very happy with they way they handled everything.

That is fabulous! Glad it worked out! Looking forward to my first usage this summer on mine.

I read through these posts 'after' proceeding with our Timeshare Nation deal.) mpumilia was very helpful and kind to offer me her take on her experience with them and allay my fears about proceeding. We are adding a second EOYO deeded week at Paniolo Greens so we will have two weeks there. So far, it is our favorite place to go and we should have done this long ago. I will try to check in as things progress in case anyone else is considering a deal with TN. We are just in the beginning stages. Hoping to have all things finalized so that we can add it to the week we already have scheduled in early 2019. The maintenance fees for 2018 have already been paid and Jarod said there will be ZERO out of pocket for us until the maintenance fees are due for 2019. Sounds almost too good to be true but he explained just how they are able to do this and why and it sounded very reasonable. Everything is explained on their website. Thanks again mpumilia!!
