Timeshare Transfer Inc?

As noted in my post on the HGVC forums, I got a tremendous deal on eBay for a 7000 point HGVC week.

Everything I see looks legit. The seller is an outfit called timesharekings on eBay, and they're Square Trade certified. The closing/title company they use is called Timeshare Transfer Inc, and their web presence looks legit.

I'm writing because I just got a call from them, and they say that the owners that are represented by timesharekings are going out of the country and want to close very quickly. I'm supposed to call the title company in 1/2 hour and give them a credit card for the full amount.

Again, everything I see looks legit, but the rushed operation makes me a little nervous. Any comments? If you see this, please respond quickly. Thanks.

If it is the one I am thinking about, with the blue/ green arrows as their logo, this is one of my favorite closing companies. I have used them for my own timeshare purchases, when the closing company is not dictated by the seller.

I now use ttt here on TUG, because Alan is faster and takes good care of buyer/ seller, and he charges much less.

I never had any phone dealings with them - but I just closed on a deal using them - VERY quick, efficient and NO hassle whatsoever. 6 weeks from beginning to end. Very unlike my only other experience buying resale!! That one took just over 9 months, numberous phone calls, emails, faxes. received the wrong papers, (twice) ...

WHen and if I ever sell or buy again - I would definately use Timeshare Transfer again.

Makes me feel better. Now what I'm wondering about is this -- previous email from timesharekings had requested information from us to be put on a purchase agreement. I had assumed that I'd need a purchase agreement signed by both parties before sending payment.

It still appears that all is legit. Timeshare Transfer has a great rating on BBB. But I still want to make sure my i's are dotted for a transaction this size. Comments? Thanks.

Perhaps I am not as cautious as I should be, but I usually count on email conversations as the "purchase agreement."

I have usually paid for timeshares ahead of signing the contract, when a contract was even involved. So far, so good. :) I trust that Timeshare Transfer will do a great job. I had dealings with Joyce at Timeshare Transfer and found her to be quite nice and very responsive to my questions. Perhaps you can ask her that question.

I have dealt with them but as I remember they do not take credit cards for the purchase price, just their fees, unless they have changed to keep up with all the others that do take credit cards.

That is right about the credit cards . I had to send a certified bank check - no credit cards were accepted.

Timeshare Transfer Good - But this smells VERY FISHY - SELLER????

I use timeshare transfer frequently and have never had a problem. However there are a couple flags I read in your post that would make me pause:

1) They normally don't call (that is TT), so I would make sure that you called them back or e-mailed that to make sure that they were really the ones that called you

2) I have never got them to take credit cards except for their fee, so that is a BIG RED FLAG as they have only ever accepted Certified Bank Checks (they don't even accept Bank transfer/wire transfers).

3) Seller is leaving the country......this should affect you as TT is a closing/escrow company, so the Seller should just be able to send in all their documents and tell TT if you don't send the money don't transfer it.

And Yes, NEVER send money without a signed agreement, this is a must!

This sounds like the Seller may be pulling one over on you, so I would TAKE YOUR TIME and only corrispond with TT and they do 99.9% of there contact by e-mail, but I would call and tell TT (attn: Joyce) and tell her you are concerned that the Seller called you and asked for credit card info. You can say that everybody on TUG said you guys never take CC's and you can reference Bill from Alaska as one who said it sounded extremely fishy.

Hope this helps, and there is never a need to rush as it is not your fault they are leaving the country:)

I had a similarly positive closing through Timeshare Transfer.

They accepted a credit card for their fee; they required a cashier's check for the purchase price.

I bought title insurance on my transaction (it was expensive and I knew the seller had tax issues; I was worried about the possibility of a tax lien). The title policy they provided was underwritten by Fidelity National, a major player in the title insurance world. This corroborated to me that Timeshare Transfer was legit.

Any update on this?

Just checking to see if anyone had heard anything new on this thread.. I sw Susan at the closing company recently in regards to another seller that had her listed as the required closing agent (and he also had their artwork on his webpage with links that didn't actually work...).. Turns out they were unaware of the seller- and had no idea that he had them pasted all over his website.. Just food for thought.. I have to agree with Bill that this sounds a little fishy- and Alaskan's know their fish!

I'm in Tahoe at the moment, only logging in once every day or two.

I don't think it's fishy. I think the seller's agent is not quite on the ball, but not trying to pull a fast one. After the initial call on Friday which sounded (to me) rather urgent due to the fact that the sellers will be out of the country for 6 months (!), I sent him several emails and got no reply until this AM. I also left a voice mail for Joyce at Timeshare Transfer Inc, but got no return call. And since I left her my work phone number (that's where I was all day Friday), she may have a hard time reaching me.

So I got a reply from the seller's agent via email this AM, sending me the purchase agreement. I've signed that, faxed it back, emailed the seller's agent, and again have heard nothing back.

It's sounding to me like it's really not that urgent after all. So I'll let it take place at its own pace. DW & I signed the purchase agreement and faxed it, but we're pretty much unavailable to go to the bank and get a check until next week. I think the seller's agent is unaware that TTI doesn't take a credit card. He seems to be of the opinion that I can call in a number from here. If not, it will wait 'til next week. And if the sellers are out of the country, well that's what DHL is for, right?

I was ready to respond at a moment's notice, but now I'm feeling like I got the old military "hurry up and wait." So I'm not gonna sweat it. I assume escrow will be opened at some point, and as long as I'm dealing with an escrow agent that TUGgers know and trust, I'll be fine. Worst case, I don't close on it 'til the end of the year. But use of the points doesn't begin until 2009 anyway. My only hassle is that if this one doesn't go through, I'd like to know so I can resume bidding for another 7000 point HGVC week on eBay.

I noticed the seller request payment within three days end of auction. Do people usually send in payment that past?

I used them for escrow in a private TS purchase.
They charged me $100 for the escrow agent part only.
I did send them $14,000... and everything went OK.

They (Joyce & Mary Anne) were both honest & professional.

Recent client complaints

I've had a number of clients complain recently about a lack of communication or response from this settlement agent. Another still hasn't received their sale proceeds (closing notification was weeks ago) and when they called- were simply told it would be sent...

Are they missing employees- or just too busy to keep up?

Hi, original poster here.

The latest communication from the escrow agent is that the signed deed was sent to the county for recording a couple of weeks ago. As soon as they receive it back, they will send it to me and notify the resort. IOW, the transaction has technically "closed", and hopefully I'll have a deed and additional 7000 points soon.

In answer to other questions, nobody asked for any money at all until the transaction passed estoppel from the resort, and the escrow agent had received the deed from the seller.

I'm happy with the service thus far. If I indeed get the deed and new points soon, I'll be very happy.
