Vacation Villas II
Hello - I am an owner of a Vacation Villas II unit since 2003, now run by Festiva.

I am urgently trying to legitimize a timeshare brokerage company that I've been in contact with about possibly reselling this unit. The company - Investor Management Services - is in Denver Colorado, and is approved by the state's Better Business Bureau.

Has anyone EVER heard of this company, and if so, does anyone have any experience selling a timeshare through them?

I've spoken with reps of theirs now for about a year, covering two different deals in which they've offered to purchase my biennial unit at VV II for between $20 and $30k. Before I spoke with this firm I'd never heard of anyone selling a Timeshare for anything close top this - most cases I'd heard about had to pay to legally extract themselves. Currently, Investor Management Services has made me an "offer" and sent what appears to be a signed, legal offer of sale, for $23k. Does anyone have experience or succes stories to tell about a deal like this? Has the market actually grown or evolved such that we CAN actually sell Timeshares for a profit, rather than pay to get rid of them?

Now, aside from the ambiguity of the firm's name, I also have trouble with the fact the I've been able to track down exactly zero evidence of successful deals or clients related to this company, nothing at all that can verify any history of resale deals like this. It does not help that their website looks like something that easily could have been done by an 10th graphic design student.

So, any thoughts, experience, or things to share based on what you've read here? I'd be deeply indebted to anyone who had any information whatsoever about this kind of transaction, especially if it relates to the specifics of the companies involved; Investor Management Services [ link deleted - we don't want to promote scammers ] & Festiva Resorts Happy to also share the actual documentation / offer if someone has the expertise to assess them.

Thanks so much! Eric Spielvogel

It's a scam - they will take your money and you will never hear from them again. We hear this story every day.

You need to cut them off completely and immediately: block them from your phone and email. If you continue to communicate with them, you will be identified as an "easy mark," and you will get lots more scam offers.

Why would these people pay you $23,000 for something that can be had on eBay for $1.00?

RUN ERIC, RUN......

Believe it or not, your timeshare is worth little or nothing. Money doesn't grow on trees.

TUG does have a Forum where you can give your week away. Consider doing that and be done with it!

Welcome to TUG.

The BBB warns about companies like this one. They are not listed on the BBB as a reputable company. Never send anyone money. They promise the moon but it will cost you some real cash. Denise's advice is good. Block this company from your phone and emails.

Scam. Search eBay for completed listings for your timeshare. Then ask yourself, why would any company pay you $23,000 for something they can get on eBay for $5?

First things first - this is a scam. Secondly, the BBB does not “approve” any business. At any rate, I cannot even find a BBB profile for this business.

These scammers are patient, as evidenced by you talking to them for the past year. They are also very good at what they do, which is scam. There have been news articles that these scammers are potentially run by the Mexican cartels. There is a legal entity by the name Investor Management Services, Inc. that was created in 2001. However, there was no activity on that corporation from 2009 until December 2021 when someone filed a reinstatement. This wouldn’t be the first time that a scammer fraudulently reinstated a dormant Colorado corporation to use as their own. See the thread below.

Why would a scammer use an existing corporation as their own? To make them look legit. Don’t feel bad that you have been pulled in by the scammer. Someone asked the website Just Answer about Investor Management Services. Also mentioned was the escrow company called Financial Holdings. The expert attorney with Just Answer was fooled by this scammer too as he was taken in by the fact that they have an active corporation status. Sad to say but I suspect that the person who asked the question got scammed with the false sense of security that this attorney provided.

How do we know this is a scam? I haven’t looked too deeply but this is what we know. The corporation was restarted December 2021. A month later, both Investor Management Services (1/4/22) and Financial Holdings (1/10/22) websites were created. They were created by the same scammers. Below are the contact us pages for both websites. Notice that they are identical.

A word of warning. Because you have been engaged for the last year you have made yourself a target for more scams. They will try again using different methods such as claiming to be from a government agency holding funds from a settlement after they had sued the company.

Edited: Investor Management Services’ website shows their physical address as
5445 Dtc Pkwy, Suite 540 in Greenwood Village, CO. As from above, their website was created January 2022. Their supposed address suite 540 is listed for lease on multiple websites. One of those websites, officespace dot com, shows suite 540 as not only being available but also on the market for the last four years, or two years before the scammer even created the website. Scammers will pick random addresses that they find on the internet to use as their own and it appears they did just that here.
