Timeshare Rental Contract

Has anyone found a good website to create a rental contract for a timeshare???
My husband & I want to rent our 2 timeshare weeks for 2019 to guests we don't necessarily know. I would like to create a vacation rental contract. I looked online, and the one that I found was not worded to fit the situation of renting through a timeshare. For instance, a lot of the responsibilities of the "Owner" which we listed as us, is the responsibility of Spinnaker Resorts.

I need advice on when to have the renter pay for the week(s) that I am renting.
Do they pay upfront when they reserve it?
Do I have them pay a security deposit (10%) of total owed upon reservation and total when they check in?
What is the normal terms of cancellation policy?
I have not done this before and I need some guidance.

So many options, but in the interest of protecting both sides...I ask for a deposit that will more than cover my costs (ie guest certificate transfers x 2, re post advertising, PayPal fees) like $300. Then issue the guest certificate with balance due in 3 days. Also have cancellation refund policy...ie zero within 45 days, 50% within xx days etc. all this really depends on how popular/fast the unit rents. I modified a rental agreement found on this site...pm me if you want a copy.

I charge a $100 nonrefundable deposit to issue the official guest confirmation in the guest's name.

The full balance is due 48 hours after they receive the confirmation.

No changes - no refunds - no cancellation.

The longer you give the renter to make the final payment, the more likely they are to back out - leaving you with a timeshare reservation which you may not be able to rent, or even cancel.
