Timeshare Purchase mistake

Hi,

I've been reading the forum.. I am ready to get sick. I signed up for a Wyndham timeshare 2 days ago. I am trying to figure who I sent my certified letter to. I see a Las Vegas address in the post it section but I cant find anything about that address for certified mail on my documents they gave me. Can someone please help me??? I've emailed the letter already to rescissions.wvr@wyn.com but I want to get my letter out tomorrow. I am so upset now! Thank you for your help!

Don’t be upset… welcome to the club. Consider yourself lucky in that you found TUG in time to rescind, some of us were not so lucky. How much was the contract for? We like to calculate how much TUG has saved owners over the years

It says 16,514, but we figured with the monthly payments and interest it was way more.

I do not see the purchase and sales agreement in my documents. what do I do?

We rescinded our contract as well. It took a while to figure out how to do that.
Ours was on the page of our contract we signed and it states this:
48. "Purchaser's Nonwaivable Right to Cancel".
You may cancel this Agreement without any penalty or obligation within ten (10) calendar
days after the date you sign this Agreement or the date on which you receive the last of all
documents required to be given to you pursuant to Section 721.07 (6), Florida Statutes,
whichever is later. If you decide to cancel this Agreement, you must notify* the Seller in
writing of your intent to cancel. Your notice of cancellation shall be effective upon the date
sent and shall be sent to Wyndham Vacation Resorts, Inc., Attention: Account Servicing
Operations - Rescission Department at P.O. Box 94443, Las Vegas, Nevada 89193 or 10750
West Charleston Boulevard, Suite 130, Las Vegas, Nevada 89135. Any attempt to obtain a
waiver of your cancellation right is void and of no effect. While you may execute all Closing
documents in advance, the Closing, as evidenced by delivery of the deed or other document,
before expiration of your ten (10) day cancellation period, is prohibited.
 
We sent ours to the PO Box address. I still have the certified mail receipt on my desk even though that was last February. I actually just bought a resale contract for the same amount of points they sold us but on an every other year basis as we seem to travel to Florida every other year and having 105,000 points every year didn't actually make sense to me since none of the Wyndham resorts are pet friendly and boarding my dogs is not cheap. This group has really amazing advice so if you are interested in a time share definitely do the research and buy resale. I paid $400 total versus the 33K it would have cost me after financing through Wyndham directly and that amount doesn't even include the $77 a month maintenance fees.
 
You can send to Rescissions Dept, 10750 W Charleston Ste 130, or the PO Box. Either will reach them.
 
Use the P.O. Box for USPS delivery or the Charleston Blvd for courier delivery (FedEx). Either gets it done.

Congratulations for finding TUG in time. Better get it in today's mail. Tomorrow is Good Friday & a long weekend.
 
If you have multiple address options, send a recission letter to all of them. You only have the one chance to get rid of it, the postage is cheap and well worth it.

@TLiv2011 Mind sharing how much you saved with rescission? As half of tuggers initially bought developer TS, there is no shaming.

Which address did you end up sending your letter to? Trying to determine which is best. There is a PO Box and a street adress listed in our contract both for Las Vegas

If you are using USPS, send it to the P.O. Box. OR if you are sending it by FedEx or UPS, use the Charleston Blvd. address. (Couriers cannot deliver to P.O. Boxes.)

Congrats on the rescission - and welcome to TUG!

Did they give you anything electronically? Back in 2018 when we purchased from the developer we received all of the contracts on a cheap tablet that they gave to us - so the data was all delivered via electronic media. Not sure what they are doing today - but it's likely it's in an electronic format delivered to you via email links or via a thumb drive or something along this line.

I always recommend the five R's for folks like yourself:

  1. Rescind
  2. Research
  3. Rent
  4. Resale
  5. Retail (rarely and only under specific circumstances)
