Timeshare MLS or POS?

While searching the secondary marketplace, I continually see the same listing over and over on several sites. Are these sites pulling from one main database? Is there some type of MLS or POS system set up that brokers and websites all share?

In other words, is there one place that I can go to easily look at all the listings that may be on the secondary market without having to check across 5-6-8 websites? (you should see the tabs I have open :hysterical:)

In a single word, no.

Advertisers, whether private or commercial, may opt to utilize multiple sites or just one or two. There is no "timeshare MLS", per se.

although the ones there tend to be limited mostly to timeshares that still retain significant resale value, as they are all listed by licensed brokers who work off commission.

Is there any website that shows the listings? (Like Redfin for MLS)

I would love to find a place that I can search most of the listings in one place.

dont believe so, as with the regular MLS for real estate I think its for brokers only?

at least ive never seen a public link for it. plenty of these brokers list their ads in the TUG marketplace as well (and read/post here)...so perhaps they can give a better answer.

we'd certainly be up for importing ads from any external system into the TUG marketplace if possible.

I was actualy able to see a bunch of Hyatt resales for Key West on Trulia. However, not every listing I found on one of the other website (I, too, have 5 tabs of searching, and a spreadsheet for all the listings I've looked at) - in other words, it wasn't inclusive of everything. But there were listings I hadn't seen elsewhere.

I see list prices all over the place (e.g., 5k to 20k for 1880 pt hyatt weeks at the same resort). I would love to see sold prices like I can for residential real estate.

Update: Correction - it was realtor.com that had the timeshare listing (search for properties under $50k). Nothing came up on trulia.

Yes yes and yes! I do the exact same! Tabs a plenty and spreadsheets coming out my ears. Trying to track activity is nearly impossible since getting the actual sales price can't be had unless it's eBay or you can contact the seller/buyer. (Which I have in some cases).

If we had access to comps and a wide array of actual listings, just like the real estate sites that you mention, I think that would take some of the worry out of the timeshare industry. When the average joe searches for something and gets such a vast result on price for the same thing, I think it scares people away.

Well that and I don't want to overpay. :rofl:

I have come up with a target price (which I think is fair based on ebay listings and lower priced listings) and a target week. There are two of my target weeks listed right now, but they are double and 2.5 times my target price. I just can't decide if I should put in an offer at my target price or if its not worth the effort. I'm use to residential real estate (own several houses/rental property/etc) - and you don't see a span of 300% between highest and lowest comps there!

If the site of the unspecified listing is eBay (...you haven't actually said), you could always just submit a "snipe" bid with your maximum target figure and walk away, letting the auction end and letting the chips fall where they may. If your pre-determined "snipe" figure wins, hooray. If, not, so what? --- no harm, no foul.
Just don't get caught up with bidding upward against others (some of whom may very well just be shills for the seller in the first place).

I am involved in residential real estate investing as well and timeshares drive me nuts! I certainly wish that time sharing was much more like the RE world.

So I too have developed, or have been working on at least, many target weeks and target prices, though some I have found zero listings anywhere and zero comps. Kinda makes obtaining a true and correct value rather impossible. :annoyed:

I realize what I said was a bit confusing. I've been watching prices on eBay and a bunch of other websites. The two listings I'm interested in are listed on red week, myresortnetwork, and the company's website (same units). And there are other gold weeks on other sites listed around my target price. I might just go for one of those.
 
Can't hurt to hit redweek and myresortnetwork with offers at or slightly below your target price. What's the worst that can happen? They say no and then you move along anyway.

Worth a try. I did so on Thursday myself. Placed an offer through a broker at 50% of the asking price. We shall see what the seller has to say. Can't wait.

I agree and I wish you luck, but it might be useful to realize that in a broker-involved timeshare transaction, said broker almost certainly has a minimum commission built into the contract (very likely a bare minimum of $1,500 to $2,000, or a percentage of the selling price, whichever amount is higher).

Accordingly, depending on the numbers, 50% of the asking price may or may not be taken seriously, but your strategy is nonetheless sound. I wish you success.

Theo thanks for the good wishes. I did tell the broker to convey that if they offer that I was willing to pay in full that same day that a contract was signed. I'm trying to send them good vibes that I am very serious. But we will see. I'm cautiously optimistic. :)
 
Please let us know if you are successful. I've been too concerned with not being taken seriously to try yet. Yes, I'm kinda of chicken ;)

I did door to door sales in my younger years. Hearing no really doesn't have any effect on me these days. Some will continue to find my targets and offer what I feel is a fair price. Eventually I'll find one or a few that want to sell and be rid of the place right? :D

Well, I got up the nerve and made an offer. Not the week I was initially looking at, where I would be offering half, but a more reasonably priced week (that is actually higher point value, but lower list price).

Hope you don't mind me hijacking your post a bit lol
