Resorts Owned
Spinnaker Waterside
I was at a meeting with Empower Propety and Title. They told us on January 23, after inaugaration that Desantis will sign a bill on timeshare resort protection. The law will require Timeshare owners to pay 20 years of maintenance fees to get out of a timeshare. Based on research 2% of owners can afford this. Desantis has a resort friend that will be the president this month. Days later the bill is signed. His friend owns one of the most expensive resorts. Always thinking of citizens? Law HB453 annd 7025 in Federal documents.
Has anybody heard of this. Where is the Timeshare groups helping us fight this.

They say a lot of things and many of it isn't true. They are trying to instill fear to make you shell out the money to them.

Florida HB453 hasn't had any activity since June 2015.

complete nonsense designed to scare you and everyone else in that room to fork over a hefty sum of money.

Inauguration of DeSantis? That should be your first indication of more lies to come. DeSantis was reelected in 2022. There is no DeSantis inauguration this year. If they were somehow referring to the presidential inauguration, the two are not connected in any way. There is no active bill in the Florida House regarding this for DeSantis to sign. Certainly not HB453. Do a Google search for "Florida HB453". Research what these people are saying...

DeSantis also wouldn't sign a Federal "documents" Bills.

His resort friend that will be president doesn't own or operate timeshares.

Report them and their lies via a complaint with the state Attorney General and the BBB. As others have said, this is just another scammer in the exit company industry.

Empower Property and Title was created a few months ago in November 2024. One of the owners is Jason Pride who has a scam history. He was originally associated with DVD II Group LLC, DBA Options Travel Group. That company, and Jason Pride personally, were sued by Wyndham. Options Travel Group is rated F with the BBB with an alert about a pattern of complaints. Empower Property and Title were created because their scam ways with other companies became too much to overcome. Our friend @STLBBB may be familiar with Jason and the prior companies as they were originally based in Missouri.

Below is another TUG thread on Options Travel Group. In that thread, I linked them to yet another F rated scam company called Legacy Adventures.

This is an alternative fact to get you to pay them thousands to avoid the new made-up law. I hope you don't fall for it.

They seem to be based out of Tennessee. The web site also links to a lawyer that seems to be also based out of TN.

@DrQ I noticed that as well. Empower Property and Title states on their website “Empower leverages the Law Office of Jerry R. Givens for all of their legal needs” and includes a link to the website to the law offices of Jerry Givens. It could be that the scammer is using that law office for THEIR legal needs, like the statement says, and not for the victims that paid Empower an upfront fee. Could be that they want to deceive their victims by making it appear attorneys are working for them. Maybe the scammer does use the law firm to send letters on behalf of their victim. Either way, it isn’t going to end well for the reputation of the attorney.

This reminded me of another attorney who aligned themselves with an exit scammer that didn’t end well for them. This attorney also advertised on their own as being in the exit business. That firm
Was Montgomery and Newcomb out of Missouri. Their business is now out of business per the BBB (although they apparently are apparently still practicing individually). The BBB profile has lots of unanswered complaints. While these attorneys appear to be unethical, it is surprising to me that both are still in good standing with the Missouri bar.

I too attended a presentation by Empower Property and Title and they told me that effective July 1, 2025, that anyone exiting a timeshare will have to pay 20 years of maintenance fees due to HB453 and HB 7025. They are asking for $6,100 upfront. They also told me that because I attended their presentation, if I decline their offer, then I can't work with any other company or even them in the future. Has anyone else heard of this?

Why would you even want to work with them in the future? What they told you was a scare tactic and complete and utter nonsense.

It is all a rouse to create a sense of urgency and fear of missing out. It is all lies. They also provide HB numbers that really don't mean anything but sound good.

What you were told is BS.

If you have any questions about this then call the Consumer Protection Division of the State Attorney General's Office and they will confirm that you are being misled.

It's time to stop this rumor here and now.

Best of luck!

I just got caught up in this last night. Same pitch, sounds like, down to the stories about the Florida house bills. Empower Property and Title was involved, and I wrote a check to DE Financial Group (now stopped).

I have had a rule for years that I will not give my business to someone knocking on my door, I will go find a reputable person or company for anything I need. This is the obvious corollary to that. My free dinner and rice krispie dessert cost me $27 (the stop-payment fee) plus no doubt more noise from them.

Your contract should also provide a legal right to cancel. Perhaps 3 days. A stop pay on the check doesn't stop them from trying to collect on the contract you signed

hopefully you are able to obtain a refund in time!

I’ve got to start going to these presentations. I could use a really good laugh.

If we could all go to these rooms full of people and say aloud, "This is all lies, everything you are saying. You are misleading people and stealing money. Get a life!"
