Timeshare Exit - Any experience with Clyde Masten and/or Timeshare Travis?

Soleil Management is the worst for increasing fees.

You should use it. Deposit it into II and get a good vacation out of it. Why buy something and not use it?
With the pandemic lockdowns, we haven't traveled much. Plus even before the lockdowns, we were becoming pretty annoyed not only with the constantly increasing fees, but with the lack of improvement to the property. Why should we pay more each year and not have a better maintained resort? Plus, there was a safety issue in our unit at their sister resort, Tahiti Village, in which the dishwasher literally fell out of the kitchen cabinetry, nearly lopping off my toes. (And that was at the pricier, more prestigious property.) So we're done and just want out.
 
You're getting a lot of good information in the posts above. If the resort management company isn't responding to a deedback option, then do what is being suggested: Sell it yourself.

As you've seen, there is essentially no value in trying to sell it, so giving it away works. Follow the posted links above to offer it on the free listings on Tug. Agree to pay the transfer fees, whatever they are. Look at that link I posted for LT Transfers. They're Tug members, and they will handle all the paperwork between you and the new owner. They are prompt and efficient in what they do. Make a reservation for a good vacation week for the new owner to use. In most cases, if you offer a timeshare for free, with a good reservation the new owner can use, and you pay for the transfer fees, anybody who may want that resort would gladly take it off your hands. Don't consider it wasted money to pay for those things, if you find a new owner, and you're done with something you no longer want. If it's transferred before your next maintenance fee is due, you're already money ahead. LT Transfers will handle the process, and when they're done with things, so are you. After the deed is recorded in the new owner's name, and the resort has their name on the contract, you are no longer on the hook for any of it.

If you aren't planning a big purchase anytime soon, you can always just walk away. Make an attempt to write letters to give it back to the resort, and then just walk away, if they ignore you or refuse.

If it was me this would be my plan of attack (in order)

Contact the HOA again for a possible deedback. Get an email address if you can’t connect with anyone right away via phone. Just explain you are a long time owner and are no longer able to utilize the week.

Place your free ad on TUG (see previous poster’s link). Describe the week (fixed/float), bedrooms, etc, include what makes it a great place to vacation - pool, amenities, local attractions/restaurants). Include photos. Offer to pay current years MF and closing costs to speed things up. Finding a taker is the hard part, the closing is actually very easy if you utilize LT Transfers as they will take care of the closing details for minimal cost. Recommended - browse the giveaway forum to see how others “sell” their resort. Stating “Free, I want out of this piece of $&@! Timeshare” will never be successful and yet some people do a variation of just that.

Place an ad of the resort’s FB page, if they have one. Follow the instructions above.

If you don’t care about your credit, go back to the first suggestion only be a little more forceful. Explain your financial situation (if applicable) and that you are not going to pay another dime towards the fees and that they can either accept a deed in lieu of foreclosure or go through the costly process of a foreclosure.

PS - don’t answer scammer Clyde’s phone calls. What he is going to provide is not going to be worth $10 let alone $1495. His claim of 100% success rate is just another lie to get your $1495. If he was 100% successful he wouldn’t have bailed on his last similar business leaving people wanting refunds. Just read the complaints on the BBB to get a feel of who you are dealing with.

Thank you, Dave. I have contacted LT Transfers and learned more about the transfer process. I plan to use their services once I have an interested buyer/taker. I appreciate all your suggestions and advice and will follow your ideas. Thanks again.
