First of all THANK YOU TUG! Saved me over $10,000 by informing me to rescind my contract.

I am trying to understand a lot about timeshares. The ongoing fees concerns me. I am also concerned that I would always be stressed about using my time. Is exchanging and renting your timeshares ever a problem. Looking around and possibly renting timeshares makes me think it is better not to purchase but just rent someones everytime I decide to go on vacation. Thanks again for the help.

It Can Be A Problem, But Not Necessarily A Large Problem.

Is exchanging and renting your timeshares ever a problem.
Exchanging your timeshare week for somebody else's timeshare week can be described as a problem, but not necessarily a daunting or formidable problem -- just a minor problem to be worked out, no more of a problem than working a Sudoku.

Likewise, renting out a timeshare week can be a problem also -- we even took a "surprise" vacation at our timeshare when we got no rental takers for the week we were advertising.

But renting out timeshares & snagging nice timeshare exchanges are not exactly rocket surgery. If doofuses like us can manage it, others can also.

Well in all honesty it can be a pain sometimes. It is hard to rent and trade when

- You wait until the last minute (less than 6 months) to rent/trade for something better

- You haven't already paid your MF's

- You don't have a good time of year to rent/trade (like Red time or highly desired travel times)

- You don't plan in advance

Most people who don't like restrictive schedules and like flexibility purchase mini-points systems like Wyndam, Bluegreen, RCI points, Diamand etc in order to have the flexibility to book a small amount of stays over weekends, or to book a week stay.

If you don't want to pay a yearly fee for the rest of your life, or your ownership than don't purchase a TS as they are a challenge to sell, and making a substantial profit off of selling one is highly unlikely.

I love the "trouble," of planning the vacation. I enjoy the challenge. TUG is fun for me to toodle around on. I get such great advice. I read, plan, worry, get excited - and then book. Then there's usually 10 months until the vacation while I read EVERYTHING about where I'm going. I usually leave with a full schedule including restaurants in hand. I like that.

If you don't like to plan - if you want to go wherever, whenever - then timesharing isn't for you. Rent timeshares.

I would read the different boards here on Tug. Read Marriott, Hilton, etc. Learn about all the systems and why we like them. You might go to each board and say, "I'm considering a purchase somewhere. Please tell me the pros and cons of Marriott (or whatever)." You will get truthful answers. None of us are trying to sell you ours. :) GOOD LUCK!

The ongoing fees are not a problem if you select a place that has lower fees than what you'd pay anyway to rent a similar week, especially at an established, well-managed resort. You won't be stressed about using the time, if you are able to plan ahead, like a year out or more. Then, you'll actually enjoy having your nice vacation on the calendar. Learn more about exchanging on the Exchanging forum and select a resort that will do what you want it to, whether that's an annual week in a favorite place or good trade power/points to get to the destinations that interest you the most.

Renting is an option though it's better for offseason travellers or last minute travellers who can be flexible with their work schedules on short notice. Renting during prime time in popular places (like ski weeks or summertime at the beach) is expensive and reasonably priced ones are harder to find.
