I just had a very quick and smooth closing with Timeshare Closing Services! I bought a Hawaii TS on ebay, sent in my contract about Jan. 6th and they probably received it in FL around the 9th. I was very pleasantly surprised when I got the recorded deed in the mail today - barely a month later! I think that's outstanding for a Hawaii recording!

Good Job Timeshare Closing Services!

Added - The seller was Mike Saylor/Vacation Innovations, Inc..

I've had the same experience with them. They had handled my DVC resale purchase, and I was pleased to learn they would be closing the unit I bought off eBay. I had the recorded deed within 3 weeks!

Great to hear that for both of you. One they did for us began 6/2006 and finally finished 2/2007.

I've had both good and bad experiences with Timeshare Closing Services. The good closing was really good, and the bad one was really bad. So I guess, overall, it evens out to about average. :)

On a positive note, the agent/broker refunded the $299 closing fee I had paid for the bad transaction. He felt that with the mistakes that Timeshare Closing Services had made, and the way they handled the situation, that I shouldn't be charged the fee. It was Mike Saylor, a frequent reseller on eBay. He was very nice. (I did eventually get the timeshare as well.)

My closing with them for Trapp Lodge took about two months, but considering I didn't pay any closing costs or transfer fee as part of the deal I'm not complaining.

It took over 5 months to get a new deed through them. I called and called every week...

I believe that they are part of Vacation Inovations (vininc.com). Things are moving along for me at this time, but my closing does appear to be bogged down just a bit at TSC for some reason. I have been waiting on a return email from them for about three days now. I guess I'll call them.

That was my experience also. Calling, emailing, calling, emailing.... finally get some paperwork - only to find it was the WRONG paperwork. Took months to close in my case also.

I have had TCS close several of my previous purchases, and I have never had a problem that they didn't take care of promptly and professionally. I would have no problem using them again.

We purchased a Fairfield points package from VINinc, and if took over 8 months to close. Another TUG member gave me the name and email address of a supervisor, and she finally got on the people who were at fault, and it was closed in record time after that. Needless to say, I keep her email address, in case someone needs it.

Same Here.

Ditto.

Not a good experience

I phoned them after not hearing from them for over two months (obviously waited too long). They lost my deed during the recording process and had to redo the entire transaction. Will not use them again if I have a choice.

I bought a Pahio Hawaii timeshare Nov. 3, and the deed came today--5 1/2 months later. However, I knew the deed was recorded and the Wyndham transfer was completed in Feb.

TCI was responsive to all my questions. And--on the second request--started to book a week for me so I would be able to use the TS this year, but it was already in my name.

While I have not dealt with this particular company, there is one issue that a prospective customer can always look to in seeing if they are ''reputable''. Look to see if they use an unlicensed layman to prepare your deed. And the law license must be in the state where the timeshare is located. If they do not, they are violating the criminal laws against unauthorized practice of law that exist in most states. Would you consider a company that willfully violates the criminal law just to cut corners and make a little more profit for itself to be ''reputable''? I certainly would not. Moreover, these deeds put you at risk, as I have seen far too many that are so defective that they do not pass good title from these out of state closing companies which use laymen to prepare deeds. Yeah the recorder of deeds and the resort are probably not going to examine the deed to determine its validity, and the buyer may go forward is blissful ignorance that his deed is invalid, but if a new buyer ever decides to do a title search that fatal defect is going to show up.

Because of the need for state-specific law licenses to prepare deeds, the whole multi-state timeshare closing company idea is a bad business model.

every deal has its own peculiar issues, but overall this company acts very reputable in my experience.

Agreed.

Purchased on ebay from VINinc 4-14-09, Timeshare Closing Services promptly responded the next day regarding escrow setup. We received letter from them today (4-24-09) informing us that closing had taken place 4-18-09, and that the executed deed (copy enclosed in the letter) had been forwarded to the county for recording. Now that's fast!

Now comes the slow part, waiting for the county to do their part.

We've owned over a dozen timeshares at one time or another, some closed fast and some sloooow. This is the speediest. So far. Couldn't be happier.

I'm in the process of buying some Wyndham points in CO. Bought them about a week ago. The other day I received a letter from TSCS saying they received my payment and my deed is in their recording department. Not sure if that means it's closed or not as it doesn't actually say that but that's how I'm interpreting it.

Pretty fast.

Timeshare Closing Service

I have worked with Mike Saylor on several eBay closings- very responsive and knowledgable

timeshare closing service

We recently purchased a timeshare in the Outer Banks on e-bay and Timeshare Closing Service was the closing agent (paid for by the seller). We received the recorded deed within about 6 weeks. They sent us letters all along the way notifying us of the progress and I was very pleased with the entire transaction.

Who was listed as preparing the deed? Are they using a licensed NC attorney now or not? I need to check to see if this was one of the multi-state closing companies that was issued a cease and desist letter by the NC State Bar and this ask some who are following this issue on the Outer Banks to check this transaction out.

Does your deed purport to come from an individual seller through a power of attorney? Before you are so happy, I would look to see if the POA is recorded. That is one of those little details that some of these companies seem to overlook. I would also suggest that someone who knows what they are looking at takes a look at your deed to see if they have met all of the North Carolina requirements. If it is a two deed transaction with one from the individual owner to a corporation or individual, and another from them to you, you need to have them look at both deeds. If the deed lists your name as having prepared it, that is a huge tipoff that there has been some funny business going on.

These out of state closing companies who use laymen to prepare deeds screw up a lot of timeshare titles and that simply needs to come to a sreeching halt. The sad thing is that buyers assume that either the register of deeds or resort has an attorney that looks at the deed in detail to see if it passes muster but if someone pushes the issue on a title defect, it may be too late when they discover that neither does.

Well, they ARE fast. Just got my deed back on my purchase. Won the bid on the 15th, paid on the 16th and the deed was recorded by the 20th! This is for my 231k point purchase (two deeds actually) at Pagosa Springs in CO. Now just gotta get the resort to do their part and I'm good to go.

btw, I remember seeing a thread somewhere saying the resorts can't really charge the transfer fee and some people have had them waived. Anyone know anything about this? Not a huge deal but money is money... :)
