Timeshare Closing Services, Inc. A Poor Review!

I think one of the great values of tug is that we can share our experiences in timeshareing with each other both good and bad. And some may have a good experience with a certain provider of services and others may not. In my case we opened two separate escrows on two timeshares in Hawaii in the month of OCTOBER 2005! The buyers and sellers both promptly and accurrately completed all the paperwork and funded escrow. But, we are still waiting for the deeds to record!!!!! One delay after another. Errors on the deeds, both of them. Errors on the tax forms,one of them. Each causing the paperwork to be kicked back by the county and for one of them, twice. One of the weeks, I had planned to deposit for exchange. TOO Late NOW!! WE never thought that would happen when WE bought the Units in Sept.... I don't think I will use TCS again. Ben

Just FYI, it is my understanding that Hawaii takes an unusually longer to close. We purchased and sold one timeshare in Hawaii and it took 6 months+ -- very frustrating.

It may not be the closing company at fault here.

I had a problem that's now been finally fixed. I don't know whether timeshareclosingservices was principally to blame, but they were one of the players.

I bought an RCI points week on Ebay from one of the _______@vininc.com group. It was listed as 42,000 points EOY which is what the paperwork from timeshareclosingservices also stated.

Months later the resort called to say that the unit I'd bought only came with something like 26,000 points EOY and that I could get it upgraded to the 42,000 by paying the resort something like $1,600 more. Of course I refused.

After many faxes, phone calls and emails [actually _______@vininc.com was very apologetic and accomodating], somebody stepped up and I am getting the 42,000 points without further payment by me and at the same maintenance fee as originally quoted.

My guess is that _______@vininc.com either paid cash or swapped interests so that I could get my points, but it's also possibile that timeshareclosingservices had to pay the difference since they had released the escrow to the seller without giving me what my contract called for.

That's in big part because you chose a company which is *in* Hawaii and can walk the papers thru...many jurisdictions will file immediately if the papers are walked thru, whereas they will just "add them to the 'to do' stack" if they are mailed. Same situation exsists in New Orleans.

I have used Timeshare Closing Services twice for timeshares in Arizona and both sales went through quickly and without any trouble.

I am sure it was VI Network that accommodated you. From my experience they will stand behind any contract they make with you.

I bought a resort from them.. then as it was going through ROFR.. it actually ended up being a different resort in the same chain. They apologized and then made it right until I was completely satisfied with the transaction.

I recently bought 2 Mayan Palace weeks from the vininc.com group on ebay and used the Timeshare Closing Services, Inc. I was very impressed with their professionalism. We had great communication with them and everything went very smoothly. It was one of the smoothest transfers that we have made. (We have bought 7 timeshares on ebay and used other closing companies.)

We recently purchased a timeshare in Sedona and used TCS. We had a great experience with them. The communication was excellent. They made no secret of the fact that it could take a long time for the deed to be recorded in AZ. Happily, it took much less time, but there were no surprises.

I have bought 4 timeshares using TCS. I have been very happy with them. No gliches and all closed within 3 months from purchase, which I don't feel is too long since often the delay is in recording at the county level.

I have also bought several units from VI and although some Tuggers are suspect of this seller, I have found them to be very easy to deal with and stand behind every purchase. They have reserved the units in my name while in escrow so that I can get a usable week either for deposit to bank or for my own use. It has always worked just fine.

If something is going astray with your purchase, call or e-mail the agent. Or call the TCS person on your escrow papers. They have been very responsive to any questions I have had or changes I needed before close.

Hawaii processes mailed in papers on a " when we get around to it" schedule. Then if there is a mistake and it must be redone, you are talking about months of delays and not weeks. TCS is probably fine for mainland purchases, but until they contract with a local to walk the papers thru escrow in Hawaii, I would recommend avoiding them. IMHO Ben.

Timeshare Transfer contracts with a company that walks titles through Hawaii. I've closed a couple HI through them and was happy with the turnaround. http://www.timesharetransfer.com Tia was the closing agent.

I closed a Hawaii t/s purchase in less than 5 weeks using a MO escrow company, may have been Duncan Realty. They told me they have a 'rep' in HI that hand carries the paperwork through the system. Very satisfied.

I agree with you, Ben and others. I think Hawaii is harder if you don't use a service based in Hawaii. My only Hawaii purchase was from the developer and it only took 6 weeks. California can be a pain in the a-- also because every county is different! I still think the OP should be a sqeeky wheel with TCS. Phone & e-mail every day & they will get on it just to make you a Happy Camper.

There are few, if any, counties that take 3 months to record a deed. That's a lie told by inept closing companies, like TCS. Many of the worst scumbags in the timeshare resale industry require the use of this company if you bid on one of their timeshares. Recently a new one (Title Outlet) has gained favor with at least one of them.

Hawaii has the worst delay of anyplace I'm familiar with in the US. That's why, when closing a deed in Hawaii, I won't use anybody but Owner's Title service.

I thought I would post an update on my difficulties on closing on an ebay purchase of a Hawaii timeshare using TCS, Inc. As you may recall, I opened escrow in OCT. of 2005. TCS made an error on the original deed submitted to the county. To date, the timeshare has not closed escrow. Seven months and waiting!!! My recommendation: Do not use TCS for Hawaii properties. They do not "walk thru the papers" like other closing companies. Ben
