Good points and sage advice, certainly.
OP indicates "Capital Vacation" ownership (in his / her TUG avatar) and also mentions having "only points". Assuming that those points are "Capital Advantage" points, it may prove to be difficult for the OP to reserve prime or desirable week(s) to then be able to advertise for rent. Capital Advantage, unless I am mistaken, is strictlty an "internal" points program, offering choices and / or availablity limited to only those resorts participating in that Capital "Advantage" program, or at resorts where Capital Vacations has acquired some weeks from deed conversions and / or acquisition of HoA inventory from some VRI-managed properties.

A lot of the resorts Capital Vacations acquired are struggling HOA's with older owners who are walking away or just want out. There are numerous resorts that fall into this category. Legacy resorts are resorts built mostly before 1990 and struggle to keep them updated. I should know because I own one in Capital Vacations. I assume it's going to be a hard sell for owners who travel to their own resorts to use what they have used for years. I wouldn't want to go to a presentation by Capital, that's for sure.
We also own 3 older resorts that are HOA controlled, which is great because we pick our own management company. I think it's awful that VRI was able to sell off to a company and all of the owners had to follow like sheep, but we are all attached by the nose hairs.
This happened with Blue Ridge Village, sold off a few times, once to Festiva and then to Bluegreen. Bluegreen has charged us huge special assessments to get the resort to their standards. I am talking $1800+ so far in special assessments and increases of maintenance fees that are outrageous for North Carolina. I am not a happy owner, that's for sure.
Now Bluegreen has sold off to Hilton. What malarkey is Hilton going to thrust upon Blue Ridge Village owners next? I am so disgusted with companies that move us all to one big crappy organization. Not that Hilton is crappy, but Bluegreen certainly is/ was.
