Timeline for Final Closing?

So I just signed my side of the paperwork with the Closing Agent, and they have forwarded to Wyndham for their final execution. How long (estimation) before I get the points in my account? FYI I signed the sales agreement in Nov--so it was about 2.5 months to get this Closing Paperwork--so 'hopefully' that comes off the 4-5 month clock I was originally told on TUG.

Thanks again for everyones help on this earlier, as I think I'm near the finish line!!
 
I had one that was sent to Wyndham 10/10/24 and was finalized 1/9/2025. Another one sent 11/7/24 to Wyndham after deed was recorded and everything else is still pending.

That's actually pretty good. I gave away a bunch of contracts and it took 5-6 months for them to transfer after sending to Wyndham. They are very slow.

Yeah, it’s 3-4 months AFTER being sent to Wyndham. Your closing company was definitely on the slower side here, or the owners took a long time to return documents or something. I think you’re looking at 6 months total here.

We received the signed document and it’s been submitted for the system to be updated. Please allow up to 1-2 weeks for the change to occur. You will receive a confirmation letter to the email address we have on file once the change is processed.

By the sounds of this, I'm only a couple weeks away from the transfer (hopefully).
 
Are reservations transferring? I had a ownership transfer to me and old owner requested I keep reservation for him. Old owner put a GC on it for his wife as she was not on deed.

Incredibly unlikely unless things have drastically changed in the past few months. Keep us updated!
 
It's probably not right around the corner, you probably have a couple months to go. The last time I did one of these, which was several years ago when they were faster, after the documents all got signed and the deed recorded, it was still 45 days or more until the contract appeared. I luckily got all the points that were promised to me.

Also, reservations made by the previous owner do not transfer. If the reservation was after the contract transfer, those will likely be cancelled by Wyndham,

Just a warning, your experience may go well, but Wyndham can reject a document for absolutely no reason at all. They make up reasons not to accept a document, and then they keep the transfer fee of $399. We have a small contract we gave away to a TUG member, it's not transferred, and the reason is "the county will not accept a deed without the grantee's marital status. Well, it's a recorded deed, and the county, upon a simple telephone call by Rick to Taney County, said that the deed is 100% fine as-is. Who is Wyndham to decide whether marital status within any county is not acceptable to the COUNTY.

This has been going on for 18 months. Seriously, 18 months. The deed is officially in a TUGger's name according to the county, and we are continuing to pay the MF's and still have it sitting in our Wyndham account. It's only 28,000 points, it's the only resale contract we have left.
 
Update: Just got a letter today from Wyndham, saying the Transfer is complete, and they are notifying the seller. Didn't get a notice for the online portal (to book), or anything like that (yet), but I think I see the finish line!

13 days from closing to account transfer? Something sounds weird there. That would be a record for just about any timeshare resale closing, let alone Wyndham. Congratulations though!
In theory once the transfer is complete you should be able to just call Wyndham to have them help get you set up with your online credentials. That's what I did with my first resale purchase.

Yeah, this whole thing has been weird, lol. I can PM you the letter, and see what you think? I planned to call Monday to see if my online account is set up FYI. Just today I got an email from Wyndham about an account--the account number shows up, but I can't click on anything yet.

I am so sorry for you. Your stories are why I will simply walk away and stop making payments

Yep!!! Got that email yesterday, and then today followed up with the 'you have a letter from Wyndham'. So, I sounds like I might have lucked out!!! I'm tied up tonight, so I'll call on Monday (plus give it a few more days to get into the system). I'll keep you all posted.

Yeah, your’e good to go if you got the paymentus email. Congrats!

*Papers sent to Owners in late-Nov--executed immediately
*Got the notice from Wyndham to sign in Mid-January
*Got my member number end of January

Liberty Consultations....which I think they are called Liberty Transfers on here, right?
Never heard of that one. Was this an ebay seller?
