time share - condos - same building

I have come across sites where time shares and condos are in the same building.

I would like to hear as to your opinions--advantages and disadvantages for time share owners

It's fairly common - at a well-run resort, I don't see any disadvantages.

The condo owners are responsible for the inside of their own units, and they pay an HOA fee for the maintenance of the outside.

There is no co-mingling of usage.

If you post the name of the resort, we can be a lot more specific.

There are quite a few places like that. Several in Colorado for example.

Just a handful of units converted to TS and the rest whole.

If I'm not mistaken, the Kalia tower in Waikiki fits that description

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
It goes both ways. Sometimes a resort is sold as full time condos and then if they can't sell out the original developer may contract a timeshare management company (like Wyndham or Hilton) to take over the sales and sell the remaining units as timeshares.

On the other hand there are some seasonal timeshare locations that were originally sold as timeshares and then as numerous unit weeks become non performing, the HOA consolidates the non performing units and sells them off as full time condos.

Kalia is primarily hotel, not condos.

Wyndham Ocean Walk in Daytona is a pretty good sized mixed use resort.

The Jockey Club where I own is like that. It was originally built as residential condos, and a number of the original condo buyers still own their units. The majority of the units where converted into a timeshare format of ownership so there is a master HOA for the entire condominium and then an interval owners HOA for the timeshare units. Structured and operated well there is no downside for timeshare owners.

The Imperial Hawaii in Oahu has mixed use including commercial space, I believe.

Wyndham Kauai Beach Villas also has full ownership condos.

I think Wyndham Tower on the Grove in North Myrtle Beach, SC falls in to this bucket.
