Time Limit for Ownership Changeover at Resort

I sold our timeshare and having a challenge getting the resort to get the named changed over to the new owners. They have all the proper paperwork, but said they are busy.

Is there a legal time limit that resorts have to complete the owner name change over? Its very stressful as the new owners are due to use their week.

No, there is no "legal time limit", but if a new deed has already been officially recorded and the resort already has a copy thereof (and their transfer fee, if required), I would let the resort know very clearly (in writing) that the new owners of record plan and fully expect to use their lawfully acquired approaching week and politely but strongly suggest that the resort and / or management company get their new owner information updated accordingly.

The process of changing the owner name in the billing database after having the proper documentation (i.e., a copy of the officially recorded deed and any applicable "transfer fee") in hand is a very simple one minute exercise. "Busy" doesn't cut it as an excuse for not completing that very simple exercise before the new owner's imminent occupancy date.

I had the same issue with Wyndham. It took them two months once they had the paperwork on their desks to change the ownership on a contract I gave away for a neighbor. Meanwhile the monthly dues were accruing. I, too, got the we are too busy excuse. My closing agents were sick of dealing with them. It was a nightmare. I'm so happy it is over.

What I would do is get a guest certificate for the new owners or ask the resort to change the reservation to the new owner's name. That way they will be guaranteed access to their vacation interval.

After they go on their vacation they will be more patient. Rest assured that the deed is in their name... and it will be out of your hands eventually.

Good point. Wyndham is notoriously slow (dunno about other "chains") but the "busy" excuse is neither credible nor acceptable from any independent timeshare operation. After all, It takes only a minute or two to make the small database changes with the proper documentation already firmly in hand.

Thank you. They are issued a guest certificate. I would just have loved if on their first visit, they felt they are entering as owners not guests. I always like everything to be done efficiently and correctly in a timely manner. Not happening so much these days.

It is Coconut Bay. A small resort with just a 2 person staff and really not trained properly in direction or management. I'm from a different era where things got done properly, and efficiently, but also realize one only knows what one knows. Everything is done legally , so its on the resort now. I have enough on my plate and was hoping they could get it together for one transaction. Its not a good selling point to sell more time when they cant complete a transaction in its entirety. Maybe they just don't need more business. Anyway will send a letter per Theos advice. Thanks for all the good advice!
