Timber Lodge for $3.5K

Yep - I was watching that one too.

I believe it is the only Timber Lodge summer week to pop up on eBay during the past year, so I don't have much to compare it against regarding selling price.

I see a similar week listed on redweek.com right now for $8500, but those asking prices are always negotiable.

Gotta say, I'm experiencing waves of nausea at tsunami levels! I bought an identical unit last year for $8,000, and was patting myself on the back. I have the same queasy feeling about my repurchase of a Ko Olina EOY a couple of years ago for $8,500. Now, a YEARLY unit is advertised for $4,000! Not to mention my original purchase from Marriott of an EOY for 17,500! Also, a platinum plus Timber Lodge ski week recently went for $11,500. I desperately wanted to snag that, but my wife said no! Now I'm thinking that she was the wiser (supply your own punch line here). Even Maui 1BRs are in free-fall: do you really think the 2BRs won't follow?

Buying resale weeks has been very much a matter of trying to catch a falling knife. There is a recent thread about $1000 as the future recourse price for good (platinum) timeshares. I think that is spot on, in light of the price collapses that are still going on. Excellent timeshares will be worth something, just not much.

Still, I am comforted by the fact that all three of my timeshares are trading exceptionally well in II. I split those babies, and they trade into 2BRs all over the place (recently even into a Christmas ski week at Timber Lodge). So, as long as I can handle the maintenance fees, I'm still getting top quality vacations at a reasonable price (ignoring, of course, all the money lost as the investments erode inexorably).

Have to expect that this will easily clear ROFR given the glut of Timber Lodge inventory that is in the DC trust.
 
I am actually the one purchase the week 7 for $11,500 but the seller decided to back out of the deal.
 
Even lower Timber Lodge at 3.1K

Another 2 bedroom Platinum Summer Timber Lodge just ended on January 4th at only $3,161!

I think the Platinum Summer at Timber Lodge is just Platinum in name only. This really is just a name for a season to get people to buy it. While I don't doubt that it is a very popular season. The true Platinum season at Timber Lodge is Platinum Ski. If Platinum Ski were named Platinum, Platinum Summer named Gold, and Gold named Silver, I don't think anyone would be surprised at these recent resale prices.

Well, now I feel better, which might make you feel worse. Sorry. I was kicking myself for missing that gem, but it turns out to be a head fake. So ... OK. By the way, this might have been one that Marriott would have snapped up anyway. At any rate, I can stop kicking myself.

I can't agree at all. The trouble with downgrading the summer term to gold is that gold has a fairly negative meaning for most other resorts. Summer is a highly valued season for Tahoe. I've been there in the summer, and the place is jumping. I've been told (by "professionals" for what that's worth) that Tahoe gets quite a few more visitors in summer than in winter. Of course, Timber Lodge's lift-side location makes ski weeks more desirable than summer plats, but they the latter still trade exceptionally well. I think the weakness is common to (nearly) all timeshares, and will continue for some time to come. It will embrace winter plats too (just look at the listings), and will spread to South Carolina and Florida too.
