This property is listed as an associate hotel on the Wyndham Website. I have checked several times over the last 6-9 months and there has never been any availability. And, I don't mean availability that is convenient. I mean there has been NO availability at all. Has anyone been able to book accommodations at the Mills House?

How many points a night is it suppose to be?

I don't know. Since there has never been any availability the Website doesn't show what points are required. I assume the points charged would be high, but that's just a guess.

I had the same problem with Hotel Galvez in Galveston. Went to their website and tons of rooms for $125, which was much better than the points required.

Sounds like my experience except I don't know what points are required. I went to the Mills House Website and found rooms available in April for $250 or so. I think Wyndham should drop it from the Website, if inventory will never be available. At first I suspected that the hotel signed on with Wyndham to market last minute unsold inventory, but, as I said, there has never been any inventory available at any time I checked over the last 8-9 months, and I've probably checked a half dozen times.

I've looked at this hotel, too, but have never seen any availability. My wife and I love the Charleston and Savannah areas and would love to stay there...but, never any availability.

Your best bet is to book with Wyndham rewards points, almost always available that way. I have 2 nights booked this weekend at The Mills house for the boat show. I have seen it available with Wyndham VO points but that was several years ago when they first put it on the owner's site. I couldn't find a current points chart, but If I recall it was extremely high point requirements, to the point that the maintenance fees on that amount of points was substantially higher than what you could book for cash, which is usually in the $250 to $300/nt range although occasionally run as high as $500/nt during event weekends like the bridge run.

I stayed at the Mills House in March of 2016 and used rewards points. My grandson was born in Charleston March of 2016 (expensive place to hang out waiting for him to be born). I want to say around November 2015 I was able to book Feb and Mar. Some were at 50% based on timing of when I booked. Even at that I let the rooms go - the points are ridiculously high. As I let things go, I never saw them come back.

I chalked it up to WYN teasing with one night at the hotel so they can market that it's available to us. I've never watched inventory there since.

Mills House is an awesome location, but as many have already said, use Wyndham rewards points, if you have them or look in advance for good cash deals.

We've stayed in Edisto a few times, but it's a LONG commute to Charleston. Blue Green has the Lodge Alley Inn. I've picked that up on the rental board here before from other tuggers. That's very nice, too, and I got some very affordable rooms a couple times. For just paying cash, I've found good deals at Andrew Pinckney Inn. Overall I advise book early. Charleston doesn't seem to have enough hotel rooms. There is always something going on. It's expensive to stay on the peninsula, parking is expensive (I did not have nor need a car when it was just me hanging around, I did a lot of walking). Things fill up and last minute deals are hard to find. Prices go up, not down.

And ditto the comments on Galveston - same non existence of inventory whenever I've checked. Feels like a waste of time of our time to put these resorts on the website.

Thanks everyone. The last time I was in Charleston I stayed at the Marriott Courtyard -- good location and accommodations and more reasonable rates. I don't accrue Wyndham Rewards points because I have found I get much better cash equivalent reward points from other sources, so I suppose the only way I'll stay at the Mills House is for cash. My guess is that the Mills House sees the Wyndham Website as a potentially useful marketing tool should they have excess inventory; and that doesn't appear to happen often. It could be that the arrangement works for Wyndham because it looks good if properties like that appear to be available. If that's it, I agree such properties shouldn't appear on the Wyndham Website, particularly if the cost in Plus Points is relatively much more than the cash price on the rare occasion there is availability.

Often the affiliate resorts or affiliate hotels only have 2 rooms for each night OR other very limited inventory. Some of the Worldmark resorts are that way for Wyndham owners unless you use ClubPass.

It does help the marketing for the resorts...another dot on the map!
