The Kona Coast Resort

It looks like The Kona Coast Resort has two “phases”. Is one better than the other? Any major differences?

Don't quote me, but: My recollection from other threads is that Phase One is closer to the road, where Phase Two is closer to the ocean. I'm thinking Phase Two units were a shade larger, too? Don't recall offhand the exact differences. I just remember people saying Phase Two was preferable to Phase One. FWIW. :D

From Trip Adviser: "Phase I is older. Phase II was built later. We love Phase II because all units have view of golf course and ocean. That is not the case for Phase I units. Ask for upper level in Phase II buildings 25 or 26. Even if you have to climb one flight of stairs with luggage you will (1) never hear noise from overhead and (2) you will capture better ocean breeze."

I really enjoyed our stay in an upper-level 2 bedroom in Phase 2 New Year's week a few years ago. I would definitely choose Phase 2 over Phase 1 again. Great sunset views over the water (although there's a golf course and pieces of other buildings between you and the water.)
 
This resort is "just down the road" from me. And it's where I typically put family members who want to visit so they aren't underfoot at this train-wreck of a farm house. (And now members of the county planning office have been busted for corruption -- more delays).

Phase 2 is better. But I'm fine with Phase 1 as well. Hardly matters for someone who is outside most of the time. The walk-to access to KTA and Long's make this one of a handful of resorts where a car isn't really needed at all.

Unless you don't like hiking up and down the hill with groceries. And I absolutely think a car is necessary at this resort unless you want to be stuck on site the whole time you're there. Yes, I have stayed there.

Considering the still-wacky rental car prices, it's an option. When my wife and I stayed there (several times while we purchased the farm), we almost always walked to the store. It's a pleasant walk, after all.

Makolea Beach is a relatively easy walk as well -- in sturdy shoes, at least.

This is one location where a guest could Uber from the airport, spend a week, and not need a car at all. They're not going to see the volcano, of course. But for a snowbird seeking a change of climate, I can think of worse options.
 
I also liked the farmer's market that set up weekly in the shopping center at the top of the hill.
