Summer Bay Las Vegas Desert Club buys back weeks

Together with my maintenance fee invoice for my 2 BR at Summer Bay Las Veags Desert Club I received info about:

Member Distress Program
for 2 BR owners that no longer desire the ownership.

The program will compensate 2 BR owners a flat rate of $1,200 and release from 2010 MF ($468) responsibility.

Did everybody receive this?

Has anyone inquired for details and learned about potential problems?

Looks like this is more than these weeks sold on ebay for recently.

Any thoughts?

I didn't receive anything like this for my 1 Br units. I just gave one of them to my son because we were only going once a year and I have too many timeshares anyway!
 
Sounds like a win-win situation.

It benefits those owners who don't want their week any more and can get a good compensation. In most cases, I think owners would take even $1 to dump it and be free of MF's. That is, as long as they didn't buy it through the developer and have unrealistic expectations.

It benefits those owners who aren't distressed but wish to sell as it should prevent a lot of weeks from being dumped onto eBay or PCC's and bringing down the resale price.

And, I suppose, it benefits Summer Bay (why else would they do it) if they can take back weeks for $1200 and sell them to some sucker, errr... vacationer, for lots more $$$.

I doubt there's any downside or risk especially since it's through Summer Bay.
 
We got one of these. They are interested in 2 bdrm weeks.

We considered it as we'd actually make a little $$ since we picked it up on ebay, but the week is tied to RCI Points and we're finding we're using points pretty regularly.

Also the MF's for this 2 bdrm is the least expensive of our weeks, so it's a fairly affordable week to own.

What I find interesting is the developer picked up a number of additional inventory and weeks to sell when the resort moved to it's new location...so that they are offering above (ebay) market price for 2 bdrms unit is a bit of a surprise.
 
I have a 1 BR and did not win the upgrade lottery. I would gladly trade back my week if they offered.

Yeah, I wish they had offered this on the one bedrooms as well! I have a couple I would probably cash in. But I'm holding onto the 2 bedrooms!
Summer Bay las vegas has had an unadvertised Owner distress program for a while now. even at the old resort they would give I think $1200 for a unit that was current on their fees.

they have been pushing hard for current owners to convert to points, and I believe all "New" sales are points accounts. so this makes sense for them. if they can buy back weeks for basicaly 5% of what they can retail them for...
plus they get the conversion to points etc. like others have said it's a win win if the current owner wants out. they sure arent pulling $1600 on ebay right now. Plus as an owner I'd rather have Summer Bay paying the Maint fee on a unit as opposed to a delinquent acct because an owner can't or won't pay their Anual fees!
However... someone like myself who goes to vegas a couple times a year. you cant beat the location, the resort is turning into a very nice property. and the Maint fee for a 2 bedroom Vegas resort is among the lowest $$$ RT
 
They just informed me that the program has been temporarily suspended as too many owners wanted to give back their weeks

Wow, that kinda suprises me! I think it has a lot to say about the Economy and peoples personal finances! I'm also supprised that Summer Bay Mgmt wouldn't just buy all they could? RT
