Suggestions on not paying my maintenance fees?

I want to keep my Key West Wynward Pointe, $2,000+ 2200 pts.

My guess is not paying one would affect the other.

I cannot give away the High Sierra property. I have tried.
 
I would think they may freeze both resorts if you don’t pay the MF’s on both, but I am not sure. Others may have knowledge of how HRC handles this type of issue.

Have you tried posting this in the free/giveaway forum? You might find a taker, especially with some combination of:
- you have paid the MF and there still a reasonable number of points left
- you cover the closing costs (most tuggers suggest LT Transfers, $200-300
- you pay the transfer fee (was $650 last time i did this)

With the entry prices of HRC deeded weeks climbing, i think you will find a taker who wants to give Hyatt a spin if you make it enticing.

You are already on the hook for next years MF - so you would likely find a taker if you offer it for free without MF reimbursement and the points intact. I would like to think you would NOT have to do any more than that. Since it appears you are one of the 46-49 weeks, that would give plenty of options for the new owner.

I, too, like my Gold season Hyatt Windward (and you have the more valuable Platinum). It's one of the few timeshares I kept as Key West room rates have gone up so far in the stratosphere that it's almost unbelievable. Key West is OK but it's not THAT nice. I truly don't understand people's willingness to pay $600 to $1000 per night to sleep in Key West. They're apparently willing to pay a lot for mediocre live music while they drink on Duval Street. It's certainly not the beaches as Key West beaches are among the worst in the country.

So, ok, worth the money for the Windward in comparison to nightly hotel rates..

On the other hand, your Hyatt Sierra is worthless. Nobody's going to pay $1700 maintenance fees for an off off offseason timeshare in a non-expensive area. As you've already discovered, you can't even give it away.

Don't feel bad as I believe most timeshares can't be given away and the Hyatt Windward may be one of the few exceptions.

In fact, I can't imagine what you'd have to pay people to take on that Hyatt Sierra yearly maintenance fee obligation.

But one idea is to try to sell them as a package. Offer the Hyatt Windward Pointe as a package along with the Hyatt Sierra. Maybe you'll get something that would be acceptable to you. And maybe people might look at the Hyatt Sierra as a necessary evil to get something they want. Sort of like the Red Sox trading superstar Mookie Betts to the Dodgers essentially to rid themselves of $30 million per year David Price.

There are other ideas that I have. But they're a little on the shady side (from the perspective of Hyatt, not any consumer) and I won't publicly divulge. :)
 
Have you tried booking a HHS week and renting it to cover (or approach covering) your MF?
 
I thought there was a Hyatt buy-back program? I'm sure it was discussed in this forum. If it is no longer operating, you could try to get them to exercise ROFR with a $1 sales contract.

I agree that nobody is likey to want to pay that MF to use that week (basically a "mud" week). The question is - would somebody be willing to take it for free and use the 1100 points? Between 4 night midweek stays and low season and interval, somebody who uses studios can get a lot of use out of it. I have seen rack rates at Marriott.com recently being a minimum of $2.5-3k a week and interval studios only use 430 points.

My first ownership was an EOY 1300 point week. I got 2 vacations every year out of it - 2 interval studios for a week, 300 point 4 night diamond HRC studio, and a 140 point 4 night bronze HRC studio. I later gave it away successfully on TUG after doing some consolodation - I sold another ownership and bought "more" HRC. Since HRC also got me into Interval, i was able to also use the sometimes great getaway prices in Orlando in upscale locations. It can certainly work for the right person.

Beauty is in the eye of the beerholder ..... a low cost way to get into a first HRC ownership.

And you would not have to worry about them excercising ROFR :)

I've seen Bronze weeks at giveaway prices. That means one 2bd; or 1 1bd and one studio; or 3 studios a year. This is how I used my week every year until it was bumped up to gold.
I have used my points for summer weeks at the Marriot in Stateline in the heart of Heavenly Village.
I can/have got 2 weeks in a studio back to back, consecutive weeks.
So, not a bad deal at all 2 weeks (with points left over) for the 1100 Hyatt with a $1750MF.
It ends up at $130 a night (no taxes/etc.) for a super nice room.
Try doing that at Hard Rock or other hotels within a few hundred yard.
