The MF aren’t posted on their website somewhere? Maybe I just can’t find them. I thought about a year ago I could see how much each resorts charged per 1000 points. I have been looking into resale for over a year, I owned DVC resale, and now am finally ready to do something with Wyndham but want to make sure I don’t buy something with really high MF. And if I’m reading things right, Access looks like it has higher MF but not property taxes?

Just received our MF bill for 2024, 3 bedroom presidential villas at Grand Palms. Very reasonable fee increase, thank goodness.

Fees were $1,116 for 2023, $1188 for 2024, payable in monthly installments of $99 each. We are so happy, we might even keep the two EOY weeks we have left (have sold four annual weeks). They are Wyndham-managed but in RCI Points, which we chose to do about 12 years ago. We receive 104,500 points per year for those. Wyndham won't let the RCI points transfer to a new owner; therefore, we cannot advertise the weeks as RCI Points. Wyndham wants the weeks in their system. They will never let us convert them to Wyndham points. Just sayin'.

Speaking of 2024, are we starting a new thread for it? I've got a couple of 2024 MFs from HOA budgets, though not broken down like they are on the annual assessment summary.

I will periodically check replies on this thread and update the linked spreadsheet where we're capturing MFs on an ongoing basis. If you see that we're missing historical MF data in the linked spreadsheet for a particular resort and you've got the data in hand - feel free to post it in this thread and/or PM me and I'll get the chart updated with historical MF data as well.

Does anyone have the “formula” used to determine the maintenance fee for Shell Vacations Club?
