Resorts Owned
Spinnaker Hilton Head
Owner of Spinnaker HH timeshare since 2023. Have had lots of issues with contracts and salesmen. Too much to go into. Each error they made has cost me money. Now I have a Hilton Head timeshare with Spinnaker. At the resort in Bronson MO vacationing. They had a "review" meeting and we ended up changing our HH location to Bronson MO.
They claim if we pass away our oldest child, our daughter will inherit condo, maintenance fees and won't be able to get rid of the fees or timeshare. They talked us into a Deed Back contract in Branson. This took away the HH home location ( which I thought would sell better) charged us $10,000 and now in 10 years we can "Deed" back so our child doesn't get stuck! We signed Sunday July 13, so we can cancel by Friday! Do we need this to keep our daughter from paying for something she doesn't want? HELP HELP HELP. We still want to keep timeshare for 10yrs or so.

No, rescind immediately. Just follow the instructions provided exactly. My understanding is no one is obligated to inherit a timeshare, it can be refused. It's highly doubtful that your contract actually requires Spinnaker to accept a deed back (and certainly not for no charge). These are sales tactics to scare you into spending money.
And Hilton Head is more desirable than Branson anyway, although neither is likely to have resale value.

Cancel that deal! They pitched it to us a couple of years ago. If you straighten out their dizzy math it’s a horrible money pit.

We sat through this presentation years ago. The agreement is that they’ll take your timeshare back in 10 years. You pay $10,000 up front and agree to pay all fee’s and special assessments for another 10 years. They toss out a bunch of numbers trying to show what a great deal it is. When you really look at those numbers, they’re greatly exaggerated.

Our salesman acted violently when I told him it was a lie anyone had to accept an inheritance and that the easiest way to exit a timeshare was to just not pay the MF and force the foreclosure. He stormed out of the room and never returned. His manager had to come over and tell us we were free to go.

The funny thing about the presentation was the hook to go was to show us how to exit our timeshare. Basically they’ve adopted the timeshare exit scam sales book.

This is an old thread. Too late to cancel. It's such a scam. Don't continue to get suckered into a new deal.

Guess I need to start looking at the thread dates.

It was still one of the weirdest updates we’ve ever seen. It’s also the second time in Branson I made a salesman so mad the manger had to come over. The other time I got a Bluegreen salesman so mad when I kept calling out his lies he threatened to take me out to the parking lot to whoop my butt. I guess I should avoid the presentations in Branson

That’s such an odd way to conduct a sales presentation!
