Is this like the Platinum season else where? Looks like it includes Christmas. just wondering if this is a desirable timeframe.

Have folks had good results trading this one? Debating on purchasing a new Marriott and would probably use Orlando every other year.

Special season is generally the same as platinum. It includes roughly from the last half of December to the end of April (about 19 weeks total).

If I were you I would look at buying Marriott Grande Vista if you are wanting an orlando property. YOU might spend alittle bit more but you get more bang for your money because it is a lockoff at Grande Vista. Orlando trades very well contrary to what people believe. I was convinced this when there was an II representative that I traded with all the time(Samuel) and he showed me how Grande Vista pulled some of the toughest weeks to get, for example New Year at the Marriott Aruba, July 4th at Marriott Newport and New Years at Timberlodge and yes New years at Marriott Maui. The nice thing about these confirmations was they were confirmed 8-11 months out. I always thought since there was a huge supply of Orlando properties it would not trade as well, but I was wrong. Hope this helps.

Regards,

Marty

How does Cypress Harbour trade compared to the other Orlando Marriotts? We need a full 2br (three kids), so the lockoff doesn't matter that much to us.

Thanks

Orlando remains the biggest vacation draw in the country. A good Orlando week will get you into some nice resorts. I am just surprised at the ones you got into-- they are all great---congratulations.

Question for MLC

Marty,

Can I ask what week at Grande Vista you were using to pull all these great trades:

New Years at the Marriott Aruba, July 4th at Marriott Newport and New Years at Timberlodge and yes New years at Marriott Maui.

Thanks,
Barbara

CAREFUL....not all units at Grand Vista (or Horizions Orlando) lock out.

If I recall correctly, while not all Horizon units lock out. All owners have the lock-out option. They know not everyone will lockout, so they don't need to build all as lock-outs.

I don't know the ages of your kids, but keep in mind that what you need today may not be what you need/want several years down the road. There will be a time where maybe just the two of you want to go away and/or (believe it or not) one of your kids would like an exchange to go somewhere with friends or a spouse. A lot will change over 10 or 15 years. Theoretically we are investing in timeshares that will accomodate our family's needs for years to come. Just something to consider (and, if your kids are young, it is hard to fathom, but those years do really go fast :( ).

this is just my personal experience, i own cypress harbor and have had no problems getting the trades i request. of course, i do "request first" at about a year out. so i am generally in the 24 day exclusive marriott to marriott exchange window.

Irish, Have you ever reserved (or tried to reserve) either Christmas or New Years? One concern we have is that if we wait to reserve one of these weeks and don't get our reservation we won't be able to get anything else since the platinum season is so short.

i can't say i have ever exchanged for a christmas or new years week. we are empty nesters so we don't care for the crowds and super high airfares involved with school vacation weeks. i have booked cypress harbor in those weeks for my kids and grandkids to use in orlando. also something to consider, in the marriott system, those 2 weeks plus presidents week are considered by some mvci 2 be "PLATINUM PLUS" weeks and people who purchase those specific weeks do so for 2 reasons TO OCCUPY OR TO RENT.
when i do exchange i make sure i reserve a really good week, do only a "request first" to make sure i still retain my reserved week, and give 12 months lead time to get my exchange. it's tuff when you can only travel certain weeks of the year and that's 1 problem i don't have to deal with.

i think i misread your post and thought you were asking about exchanging.in asnwer to your question, yes i have booked both christmas and new years at cypress harbor. just be on the phone at 9 am 1 year in advance and remember that cypress harbor occupancy starts on THURSDAYS.
EXAMPLE:if i wanted to stay at the resort for christmas week 2007( sat december 22 to sat dec 29) call owner svcs. on wednesday dec 20th of this year.

Since you need to call in on Thursday for most Marriotts to reserve for the upcoming year, it is a breeze getting through to reserve Cypress Harbour on Wednesday mornings.

The Special season (what you call platinum) is about 19 weeks.

My question (which I realize I didn't word very well) has to do with availability after an unsuccessful attempt to reserve either week 51 or 52. For example, if I call in late December 2006 and am unable to make a reservation for December 2007, would there still be any weeks available in my season since the rest of the specail weeks (1-17) are all less than four months away? Does Marriott hold onto inventory that close to check-in?

Sorry, I misunderstood your question. That I do not know. We own Sport season.

 If you are booking a year ahead week 51 and 52 come before wk1-17 if you wait to book four months out you will still get a week in your season just not the one you'll probably want.
If you want X-mas of 2007 you need to call around x-mas of 2006 this year for next year. I hope that clarifies it for you.

Unless I am misunderstanding you, I think what you are concerned about is waiting till 1 year before weeks 51 and 52, since if you don't get them, you now are a few weeks to a few months away from the rest of your platinum season (wince weeks 1-17 are right around the corner). If I understand your question correctly:
-for December 2007- at this point, you might as well just wait till one year in advance and try to get week 51. Make sure to call at 9AM Thursday morning (exactly one year ahead of the first check-in day for the week). If you can't get week 51, then try again for week 52. Otherwise, at that point, you might as well book the best week you can in Jan.- April
-for your 2008 reservation- what I would do is pick a week you would otherwise be happy with during weeks 1-17, and book that 1 year ahead. Then, come December of 2007, try to get week 51 or 52 if you prefer that. You can change a reservation for I believe a $29 change fee- well woth it to secure a good week if you strike out for the holidays

Thank you. We are still deciding which (if any) Orlando Marriott to buy. We may want to consider one with platinum summer weeks.

So, if I bought special season and got a decent week like Presidents week or Easter week or something, it would be a good trader for Orlando right? And still might even get an AC?
