Someone is giving me a free TS

I have a friend at work, who's neighbor is giving away their Puerto Vallarta timeshare.... they are going to pay the closing costs, etc....
However - I cant seem to get a straight answer about the MFees......

Can any of you experts tell me if this all inclusive timeshare resort requires you to pay the MFees on the years you dont use it - or does it only require you to pay the fees (plus AI fee) on the years you use it.

Also, anyone want to buy this timeshare for $1K:hysterical: just kidding, just kidding.

Which TS and how much are the MFs? That will give us a slightly better chance at taking a guess.

Also, there are a lot of TS that are given away for free on this site. Before you sign anything, make sure you do lots of research here.

A "free" timeshare is not really free. Make sure you know what you are getting into, as you will be locked into paying the maintenance fees as long as you own it, and it may be very difficult to get rid of it (even if you offer to give it away) when you no longer want it.

As to your question on AI fees, generally you only need to pay those if you stay there. However, maintenace fees need to be paid every year, whether you stay there or not.

I would not take this timeshare - free timeshares, especially in Mexio, are a dime a dozen - look at ebay. This is a liability, not a gift. It has no resale value, and if you need to get rid of it, you may not be able to even give it away. Every day we have newbies coming to TUG, crying, because they CAN'T get rid of a TS in Mexico. You can oftern rent the exact same unit for less than the MF. Don't do it!

+1 on the previous replies. Add to that there are many great eateries in PV. Many owners want to experience the local culture rather than be tied into an AI thing they have to pay for, use it or not.

TSs in general, and Mexican ones are literally a dime a dozen, and people will pay you to take them. Be absolutely sure you want to take on this 'forever' debt before you sign anything. BTW, you can bet the MFs are payable whether or not you use it.

To verify for sure, you'll need to know the contract information - such as unit# and week#, and then you should be able to call the resort and get that info. Most of them will give you the current maint fees.

Ignore the nay sayers. If you want and would use the resort every year than take it from a known seller. If you do not want to use it every year than pass. Do not take it on any assumtion that it has rental value or out year profit potential. I agree, call the resort and get the information from them directly, if they will not give it to you because you are not the owner, have the owner do this for you.

P.S. Sorry Denise, I think I just broke Denise's rule 2.

Since you can rent in Mexico for less than the MF, there is just no reason to own there.... honest.... :hi:

I know you keep saying it but I like my Cabo TS (PBSB) and I like knowing I can book the exact time I want to go down there rather than worry about whether Ill get a rental for the time period I want. :shrug:

Its RTU is only till 2027 anyways. Maybe Ill change my mind when it expires. LOL

Just searched eBay for that resort and found one (weeks 51 and 52 Red week). Current maintenance fees (according to the ad) for those are at $1100.

By the way, it didn't sell for $1.

By the way the $1100 MFs I quoted above was for two weeks. The MFs are actually half of that for one week. And this is a RTU that expires in 2018, which may have its advantages. For this one at least, you're not locked into anything beyond that.

The market is flooded with inexpensive Mexican rentals - it's not hard to book the exact week you want - with no ongoing obligation. Since it is a super easy trade, and a super cheap rental, I wouldn't do it... YMMV ;)

Well its already done and since I paid so much for it ($1 + no closing costs), Ill just enjoy my vacations and not think about it. :)

Agreed. Guess we can rule out Denise as the owner the OP is working with. :)

Canto del Sol is a fine resort just a couple block from the malicon in PV. It's a nice resort, it's definately worth the MF and if you like it I agree with the previous posters who say enjoy it and don't let anyone tell you any different.
You are right in the middle of lots of restaurants. I am purchasing a TS in PV for far less MF than I can get it for on Expedia, Apple or any of the sites you can book on. Good luck to you.

You should never compare a TS rental to the full retail price - have you looked at the rental rated directly from owners? Always significantly less.

In the TUG reviews, Canto Del Sol is rated 6 & 6.78 - I'd say that's a "C" and a "C+." You can get dozens of timeshares with higher ratings for free on ebay, so I am confused by the advice that is being give here. It is not a high rated resort, it will be a poor trader, and a poor renter, and virtually impossible to get rid of. I think you are doing this newbie a dis-service by telling them to "go for it." So far, I haven't seen one logical reason posted for acquiring this TS. :shrug:

Here is the REAL test - if all of you could acquire it right now - for free - how many of you would take it?

I probably wouldn't because I'm happy with the MX t/s I own. But I also think this test could be applied to almost all non-top brand timeshares in the U.S. (Rental may not pay for m/f, will be hard to sell or even give away, etc.)

And there are exceptions everywhere, including MX.
