To buy a HGVC deed listed on the TUG marketplace do you get your own broker or do you just directly message the broker that created the listing and work through them? Do you generally try to offer under asking price if you feel it's a little high? How long does the process usually take from when you agree to purchase to when you finally get access to the points? Thanks.

You reach out to the contact in the ad. From there, you can negotiate the purchase price, closing costs, MF cost for any current year points, etc. The time frame just depends on how quickly everything is agreed and signed, how busy HGV is, etc

Suggest using a service such as lttransfers.com to prepare and record the deed and handle escrow.

Good to know. I'll reach out and negotiate.

What I'm confused about is that these services seem like they're for sellers. As a buyer, do I just insist that the seller use this service for our transaction?

whomever is paying for closing usually gets to choose the closing company.
