Just purchased our first timeshare at HGVC Parc Soleil. We were getting 3,400 points annual for a 1 bedroom gold and paying almost $21,000 with a $1,200 MF. Luckily for me I found this group in time to rescind my purchase. So thank you to everyone that commented on a thread giving advice. I do have some questions though. Is 3,400 points enough? Do I have to use my home resort or can I use my points at any resort? What is a float week? I guess I am completely confused about everything. Any help would be appreciated
 
Welcome aboard. I'm sure others here will chime in with some great advice but I would say that for most people the minimum amount of HGVC points to start with is 7000. You can probably find a resale deed with 7000 points for about 1/4 of what you paid and MF's about 30% lower. You don't have to use your home resort, but if you want to go someplace in high demand (beach resort in high season/ski resort in winter) you should buy that resort. One of the best pieces of advice I've seen on here is to buy a Platinum season deed and travel Gold season. Start reading through this whole thread and make sure that HGVC is the right system for you as there are other programs. It just depends on where you want to go and when.

Spend the $15 to join Tug so you have full access to the entire site. There is a TON of information available here. As you educate yourself in what interests you, you'll gain the knowledge you'll need to make a smart resale purchase for a fraction of what they sold you. You may find a different system or timeshare organization may serve your needs better. There is no rush, and plenty of opportunities to make a smart resale purchase.

Yeah I already paid the $15. After saving all the money I saved and still having tons of questions I had to join. Just sent the certified letter today

I would predict no, but it depends on how big your family is, and how you expect to utilize (travel patterns) the TS.
 
Rent a few times before buying; it will help you determine what you like, what you don't like, and what you are willing to pay for.

Take your time; resale prices aren't going up.

HGVC is a good system that treats resale purchasers fairly. But it's not the only good system. It is good for some locations, but it's lousy for others. Cast a broad net.

Actually, renting is not a bad strategy going forward as long as you are flexible. No buy-in or exit cost and you can frequently get weeks in very desirable places (especially overbuilt ones), like Vegas, Orlando, Mexico, Hawaii, Williamsburg and others for less than the underlying MF cost.
I had it to do again, I can see not buying at all.
 
Number of points needed will vary depending on size of family, how often you will travel to one of the locations as well as if you have a very narrow time or not for your vacation. Same if you’ll want to use home week or for points - the more flexible you are, the more points vs home week works. The less flexible, usually stick with home week.

My wife and I have no kids (and no plans for kids) and do not mind traveling in the off season (even prefer it much of the time) so we almost exclusively are using points rather than home week. Plenty of people in the opposite situation. If you decide you are buying for points, vegas area tends to have the lowest MF/point. If you buy for home week, just get that resort.

Timeshare sales folks are known to stretch the truth in order to make the sale. Definitely take your time to learn about the system (PROs vs CONs) to determine if it meets your needs.

The amount of points you want to own is based on
- where you potentially want to go (some destinations require more points; some destinations have multiple resorts)
- which resort you choose (some of the older resorts require less points than the newer resorts; some resorts have limited availability; some resorts have higher demand)
- what size unit/type you need/prefer (this will depend on your party size and room preference)
- when you can travel (higher travel demand seasons will require higher points)

Float Week Definition from the TUG ADVICE page (link)
In a floating week system, you have the right to use a unit during a specified period (the “float” season or "flex" time), but you must contact the resort to reserve a specific week during the float period. A floating right is useful if you don’t want your usage restricted to a given week every year. Since all other owners that share your float period can reserve any time during that period, if you delay making a reservation you might find that all of the units have already been reserved for the times that you wish to reserve. Then you may have to accept a week you may not want, or you may have to forego your usage for that year.


I’ll repeat what I have posted many times before...
Whatever you decide, don't put all of your future vacation dollars into timesharing.
This will give you the flexibility in the future to choose the best way to visit your desired destinations. There might not be a timeshare at the location that you want to visit or if there is a timeshare it may be very hard to get an exchange. You may also want to visit a destination in an entirely different way via a cruise, hotel/resort stay, special discounted travel package, tour company, beach house rental, etc.

I also don't believe that one should put all of their eggs into one basket.
HGVC and timesharing in general doesn't satisfy all of my vacation needs so I don’t spend all of my vacation money in timesharing. It’s only part of my annual vacation budget.

I used to own HGVC and I liked it a lot. There is a lot of information on this site about how to use the system and I recommend reading all of those. Besides this forum, at the top of this page is a Help and Advice link. I learned most of what I know about HGVC in there.

3400 points is not a lot if you like to travel in high demand areas at any popular time to travel. If you decide HGVC is for you, I would recommend at least 5000 points and more if you will want a 2 bedroom unit. You don't have to use your resort for a stay. You can book at any location 9 months in advance for a minimum of 3 nights. Based on the questions you asked, I don't think you know enough about the system to buy right now. After you've done all your research on how to use the system and where the resorts are located and the various costs involved in owning, you may decide to look at a different system or you may decide not to buy a timeshare.
 
So I was also told that you and all guest get free golf when you stay at certain resorts. Is this true and what resort do you have to stay at?

There are perks at many of the resorts. Some of the resorts have many different freebies. I believe the South Carolina resorts provide a free round (I know Ocean 22 did a couple of years ago), but it’s at certain courses and you have to pay cart fees (if you want a cart).

I had it to do again, I can see not buying at all.
We rented for ten years and only bought last year to have the home week option at a hard to get into location.
 
And I would say 7000 annually or EOY is the minimum I would start with. It's what I first bought last year.
 
3400-4000 is enuff for 1-2x a year, off-season, and M-F (low rates).
IOW, if your primary travel is non-HGVC, you could get by.
Otherwise, you'd have a lot more flexibility with 7000 points.

In 14 years, I've never made a "home week" booking... too restrictive.
Club reservations so flexible, they're almost hotel-like.

I've been looking at the marketplace for timeshares. Not ready to buy yet, still have some research to do but I've noticed a lot of timeshares for free or $1. Are these real?
