Would I have the option of adding more points if needed. Or getting deals through Wyndham within the 60 day time frame?

Way to small of a contact to do anything meaningful. Also you maintenance fees as a $/k would be abnormally high. Since it is an every other year the MF per year would be around $200 but your program fee would be $96 so the program fee would be close to 30% as compared to a 300,000 point contract where the program fee is more in the range of 10%. I think even with a good resort the contracts that are that small are to expensive.

Yes - you can buy additional contracts (they will add additional contracts to your existing Wyndham account) and the program fees are based on the total number of points in your account.

A small contract like this gets hit with the minimum program fee, which does push your overall maint fee per 1K points higher. I think you need about 195k annual points to enjoy the lowest program fees of $0.51 per 1K points

As Jason says, this is not enough points to do much with.....approx 3-7 nights (depending on resort, unit size and season) every other year.

When I look at a biennial contract I double the maint. fees to get my cost per point. Am I thinking right?

So in this example of $27 per month for 105,000

($27 * 12) = $324 per year / 105,000 points = $3.086/1000

Then double that to $6.172/1000 since it's biennial.

Is that the correct way to be looking at it?

(And thus I have never seen a biennial contract that I would be interested in as the mf end up too high).

Yes, that is correct. Multiply the monthly fees by 24 *AND* add $96 (Program Fee) if you do not have a current membership in Wyndham.

But, the best plan: buy an annual contract WITH this Biennial that will put your yearly points to 128000 per year (divide Biennial by 2). That should get you one week per year at most resorts. I have 2 contracts: 128000 yearly and 128000 Every Other Year Odd. With all those points, I am only charged $96 PLUS points/$$$.

Here is an actual every other year contract at Smokey Mountain. Note: They take the total points divide by two than use that as an annual equilvant for billing purposes (the use remains the orginal total in the even or odd year).

Total HOA Fee for 1,000 Points: $4.17
Maintenance Fees: (84,000 / 1000) * $3.18 = $267.12
Reserve Fund: (84,000 / 1000) * $0.88 = $73.92
Property Tax: (84,000 / 1000) * $0.11 = $9.24
Total HOA Fee: (84,000 / 1000) * $4.17 = $350.28

Program Fee
Program Rate for 1,000 Points: $0.53
Program Fee: (84,000 / 1000) * $0.53 = $44.52

CLUB WYNDHAM Plus Assessment
Annual Fee: $350.28 + $44.52 = $394.80
* Monthly Fee: $394.80 / 12 = $32.90

Slightly off on the calculation. The $96 will be charged every year so you would have to add $192 + the MF * 24. It's really the program fee that kills these accounts unless you have enough to have 150-200k a year but then you should probably be buying an annual contract.

This can't be the only contract in the account otherwise the program fee would be $96. Then your monthly fee would be $37.19.

Would this be a good compliment for the previous post or any even only deal? One reason why we like the biennials is because it gives us good flexibility on adding a few points here and there at other resorts. We also figured that even if we only did 1 biennial now we can keep our cost SUPER low and use the RCI and Wyndham getaway deal system to pay for the extra time we want to vacation. Thanks everybody for all the feedback I am extremely grateful for your time. It is really helping out decision making process.

Update on plan suggestions, ideas, questions, comments, concerns, issues?

What I have calculated it 147,000 points per year. Someone please correct me if I am wrong. Even only 105,000 points deeded to Wyndham Smokey Mountain that I don't pay the $27 dollars per month until January 1st. Then another 189000 deeded to Star Island in odd years starting 2013. I start paying the 37.50 a month probably around July 1st (seller is paying mf until everything is transferred. So I calculated with a 96 dollar program fee is roughly 74 dollars a month (even though I signed one of the contracts and payed escrow and the 96 dollars wasn't mentioned). My total transaction costs for both units will end up being like $650 dollars including all closing costs and resort transfer fees. My plan is to pool the 2013 points for $39 dollars hopefully giving me access to 94,500 points immediately. I will also pool the points for my even year (that starts 2014) around December of this year. I am truly content with this amount of points right now because it seems like my wife and I can really usually travel for 3-4 days at a time maximum. I like the way we can split things up and 147000 a year seems to be a strong amount if we want to go to Smokey Mountain a lot. I know I typed a lot, I want to truly thank the TUG family for helping me learn so much so quickly about this type of timesharing. Please I would like feedback on my purchase and or any tips or anything I may have overlooked. Thanks Everybody!

I will leave the math to others. If you are buying two contracts, one even year and one odd year (Smokey Mountain and Star Island), I think you broke the code. I think you will pleased with this combination. I have also combined even and odd year contracts to keep the flow on yearly points closer than they would have otherwise been. For whatever it is worth, that would give you Advance Reservation Priority (ARP) at two resorts. I would not count on the ARP benifit as being viable, then be surprised when it actually works for what you want to do.

The points requirements for Smoky mountains reservations are quite reasonable, so you'll be able to stretch your points (look at Sunday through Thursday stays for even lower points use).

I own several contracts (including a Biennial) and the points combine and work just fine. It's a great, flexible system. In addition to credit pooling, you'll also be able to borrow from future use years, if you need more points for a bigger reservation.

Thank You for your input, if you don't mind may I pm you sometime for some exchange suggestions of when to execute which maneuvers. I saw how low the point requirements are there and it seems my wife is going to love that place. I like how I can also look at my vacation times as "days" instead of weeks. I have a pretty rough schedule, but weeks are less favorable than days!

Just watch out using shorter stays, because you get a limited number of 'housekeeping credits' and if you exceed the number of check in's and out's, you will pay for cleaning.

You get 1 housekeeping credit for each 1,000 points you own. A 1 bedroom unit is 63 HK credits for per weeks stay, and a 2 bedroom is 77. Those are charged for any portion of the week you use, be it 1 day or all 7. Two 4 day stays in a two bedroom would use 144 housekeeping credits. If you are short credits they can be purchased direct from Wyndham for $2.25 each.

In the scenario you've outlined you would have 105 HK credits and one reservation transaction in even years, and 189 HK credits and two reservation transactions in odd years.

Just checked, at random, a five day Summer reservation at Smokey Mountain. This reservation includes the weekend. From the below, it looks what you did gives decent reservations at Smokey Mountain that is well with the point count you are thinking about at that resort. Just a tip, availability is not real hard at this resort, so look at discounted points under 30 days and the use of borrowed points for a reservation instead of credit pool. I think borrowed points become available for reservations made within 90 days of the check-in date. I would not use 1 bedroom B side. To small at most locations. a 1 bed room A side and 1 bedroom units are good.
