Should I Buy?

I have an opportunity to purchase a 2 bedroom lock-off, EOY even year, platinum week at Marriott Branson for about $3000. I want to use it to lock it off and trade to MVC locations during peak and off-peak times. I like Branson because the MF are low and people can drive there. My questions are:

1) Does a Horizons week trade like a real MVC week?
2) Do Branson platinum weeks trade well?
2) Is $3,000 a good, fair, or just average price?
3) Are there any issue at Marriott Branson I need to know about (special assessments? bad construction? poor maintenance? Bad HOA, etc? )
4) Should I buy? :shrug:

I've had a couple of Marriott weeks in my watch list on eBay and one last week (annual with MF of $847) went for $2195; it's "sports" season (whatever that is).

Manor Club in Williamsburg is also on my watch list and right now is $1525 and ends in four days.....it's annual with MF of $845 and platinum season.

Other Marriott weeks on eBay - Desert Springs at $1325; Kuiai HI at $1051; Grand Vista Orlando at $1225; Maui HI at $1111.

So $3000 IMO is a bit higher than it seems some weeks on eBay are going for - although some weeks have gone insanely high too! I guess a "good deal" is how much you're willing to pay to get what you want?

A Horizons Branson EOY odd usage sold the other day on EBAY for $3011. I was watching it but with the way prices are falling I felt the price was too high.

I am assuming your are looking at Branson just for trading. I would think you would not be flying in from Sacramento to visit Branson!!!

That being said I recall reading somewhere that Branson really is not all that strong a trader though others may want to verify that.

But EOY weeks usually command a premium, that is, an EOY week may sell for 55% to 60% of a EY week price. I am not interested in a EY week because the MFs are double and I don't have the vacation time at work to use a week every year. Therefore, EOY is what I want. But, I also want a fair price too. Hmm....

Lastly, would $3000 pass ROFR?

Quoting prices on on-going auctions on Ebay really isn't useful; the final price can change vastly, even in the last few minutes.

Whether it passes ROFR we can only guess. I would say it probably will given the sales and price drops on timeshares.

The price is fair, I just have seen better deals recently and they keep gettting better every week. But if that is what your looking for then I would grab it.

Our Gold EOY at Branson trades pretty good. We paid around $2,400 with closing for it (last year). I got a bonus week from Interval for the 1 bedroom (2nd week of May deposit).

While Marriott may sell an EOY week at 60% of EY, you will find the resale market to likely be different. There isn't much demand for EOY weeks on the resale market So you may find them to sell for 40-50% of the resale EY weeks.

I don't know about Branson but I just looked at E Bay and saw 71 units for sale. They appear to be at cheap prices compared to one year ago. Normally, there are usually about 30 units for sale at any one time on E Bay. With a bad economy and Marriott all but out of the ROFR business for the time being, there seems to be some great values. In less than 10 minutes from this post they are about to sell a plat Beach Place (Ft Lauderdale) two br for about $4,000.

If you're looking to buy it could get even better in the future but it looks like something we have never seen right now. Good luck to all buyers.
