Should I buy any of these weeks from Marriott

We are at the Barony and attended a sales tour a little while ago. We were tempted by these offers listed below. I would love to own at the Myrtle Beach Location but wonder if now is a good time to buy two more Marriott weeks.

Myrtle Beach
Gold Oceanfront $20925 (90K points)
"" Oceanside $18675 (85K points)

Platinum Oceanfront $29925 (110K points)
"" Oceanside $26175 (100K points)

These are the prices with the 25% owner's discount. I haven't found comparable on eBay or on Redweek. We could trade them yearly for points at this resort if we wanted to do so.

We are selling all 3 of our Manor Club weeks.. We just didn't like the resort.. and were thinking of buying in HH but there is nothing worthwhile for sale here through Marriott.

icydog,

We bought direct from Marriott before finding TUG and they pay the closing costs from your purchase price. There isn't an extra fee for closing.

Did you ask about the Marriott resales? I don't know if you could get the 25% off with a Marriott resale but Grande Ocean and Barony are both sold out so there may be resales available there. I believe they keep a list of owners who would be willing to sell and so they may be able to get you something that way.

Just for my curiosity is Surfwatch sold out yet?

Good luck, tlwmkw

No answer to your questions....sorry. To each their own but to me, in this market 18-30K is way too rich for my blood for a TS.....Marriott or not!

We are headed to Barony in a week and a half. How's the weather been? How was the timeshare presentation and what were they giving away?

Thanks.

It has rained everyday since we left NJ. we had one afternoon of sun and then it rained again. I agree that much money for a ts is a lot but the property is supposed to be beautiful. We will not be trading it but will use the weeks yearly.

I tried all ways to do the sale.. I tried with Equity and they do not give you the discount. The best way is to sell my other Marriotts myself and to buy on the promotion from Marriott.

No, the discount is not available on resales even if Marriott is selling them.

Our first choice would be Barony or GO but this offer for Myrtle Beach intrigued us.

One more thing---how does the Barony compare with Myrtle Beach's Oceanwatch??

I checked on Redweek and the prices are virtually the same as the Myrtle Beach property. I don't know the difference. Can you please compare the resorts for me. We are at the Barony now. Is the Myrtle Beach Marriott as nice as this?

And one more thing, to top the above one last thing :ignore:should I buy platinum rather than gold? We would be using it for family vacations so school vacation is an issue.. Thanks

Thanks
Marylyn

We've bought direct from Marriott in the past and would do so again; one of the reasons is the smoothness of the transactions. So if they're offering what you want and the price is okay with you, and you're not caught up with that "don't EVER buy from the developer!" mindset, then I'd say go for it! The only thing that would make me hesitate if I was in your shoes right now, is that you haven't toured the property you'll be buying. As you and others have said, though, it is reportedly among the best of the Marriotts.

How do the discount prices you're getting for Myrtle Beach compare with the Marriott-resale prices for Barony or GO? Is it worth waiting for a unit at either of those? When we decided to purchase a Barony oceanfront, we asked our sales rep to put us on the waiting list and it came through within six months.

Don't Do It.

Marylyn,

A few short months ago, didn't you post several times about how you have too many timeshares? Didn't you state how concerned you were about how much money you have spent...and how you wished you didn't own so many timeshares?

Didn't you just purchase at both Marriott's Lakeshore Reserve in Orlando AND Marriott's Newport Coast Villas? Don't you have many additional weeks in addition to these new Marriott purchases?

Have you actually SOLD your Manor Club weeks, and been paid for them? Or do you just have them for sale...with no signed offers from buyers?

Based on what you have posted previously, I would suggest that you just say NO to these Marriott offers. If you have changed your mind from a few months ago and feel that now is a good time for you to purchase more timeshares...and you must have one on Hilton Head or at Myrtle Beach...then buy RESALE...not from Marriott. You'll save thousands.

Steve

How much did it cost for the oceanfront week? I am in an OF unit at Barony now and we LOVE it. It is fabulous...I mean, REALLY, fabulous.

They have none now at GO or at Barony-- and the promotion wouldn't cover a resale. I wish I had knowledge of the Myrtle Beach Property. I have gotten some information and it is all good. I'm going to look at the Tug reviews.

Thanks for your advice. I think we may do this. I just hope someone can compare the Barony to the Myrtle Beach Oceanwatch for me. In that way I can know if one is far superior to the other.

For whatever it's worth....

Here's one I put in the TUG Sales History for OceanWatch from back in December:

Ebay #260326903543
Ended: Dec-09-08
Oceanfront, Gold, weeks 9-19, 33-36
$7,200

There is also a GOLD Gardenview listed there that sold on ebay for $6000 (no date)

WOW, that's some buy..$7200 for a gold oceanfront!!! Maybe I should wait for a resale if they are going this cheaply. I looked on eBay and I didn't see anything worthwhile. Also, I was strung along on my last eBay purchase (for Marriott's Newport Coast) for 8 months and I NEVER want to go through that again.

We don't want a garden view. We sit out on our balcony and enjoy our view.. It is important to us. It has to be oceanfront or oceanside..Thanks for your advice though.. it is very important to me to get good feedback from knowledgeable Tuggers. Thanks

Given what you've written in the past about having too many timeshares, I'd sell the ones I want to sell before making any new purchases.

We bought at Myrle Beach off of E-bay in Nov. 2008 for $6001. It is listed in my Marriott account as Garden View/Ocean Front. I believe it's Ocean Front until the two back building are finished. I like watching people walk around and play in the pool as well as watching the ocean so the view is not that important to me as long as it's not the garbage dump or the parking lot.

I agree with Steve. Why are you even thinking about adding more weeks when you said not long ago that you already owned too many. Even if you don't like Manor Club why would you sell them? We bought Manor club in 1994 and have never been there. We always book a decent summer week and have had great trading success. Why can't you just trade for Myrtle Beach or Hilton Head with your Manor Club weeks? If you own platinum at MMC then you are getting 110,000 points when you trade for MR. Why would you sell and then get less points at another resort?

As for which season to buy- since you need to go over school vacations, check the resort calendar and your area's vacation weeks. If you're off until after Labor Day and if you'd like to visit the end of the summer, then Gold might be ideal for you. However, as someone who routinely went away the week before Labor Day as the kids were growing up, keep in mind that once they hit college those weeks won't work for a family vacation, so depending where you are in your life that might be a consideration.

With 2 weeks I'd guess that you should be able to reserve those end of August Gold weeks, if that's your objective, but that may be the most coveted weeks of the Gold season; I don't know if that's an issue there.

Make sure if you do decide to buy you buy when you want to go.

As to whether or not to buy- it doesn't really matter whether or not we think you should. Can you afford it and are you sure you aren't doing it on a whim because you are enjoying your vacation so much? Given this market, it could be a very long time before you can sell those MMC weeks, and what you get for them may not be worth selling them. They may be worth more in trading for points than the current market value and/or in trade value. Be realistic and assume you'll be paying MF's for MMC for quite awhile and base your decision on whether or not you should encumber yourself with more timeshares- and their MF's- based on the worst case scenario of not being able to sell them for anywhere near a decent price in the foreseeable future.

Also- you mention that you love HH. I haven't been to either, but I have read many posts that, while Ocean Watch is gorgeous, Myrtle Beach has a different feel to the place than HH, which may or may not be to your liking. Make sure you are not buying Ocean Watch assuming it will give you a comparable vacation experience. Buy with you eyes open, not only to pricing but to the actual resort experience.

icydog,

If view is important to you (it is to us also) then you will not want to trade in from MMC because then you will not be as likely to get oceanfront. At Barony you will need to buy actual oceanfront to get the view because the oceanside will often not give any view of the ocean (there are other threads that detail this and even show pictures). The garden view there is behind the resort next door ( a Westin I believe) so that would be out of the question. You may be able to get one of these oceanfront Barony or Grande Ocean resale but you may have to wait a while and the prices will still probably be quite high. I would sell the MMC weeks first and keep watching for a resale but use a broker so that you would hopefully have a smoother transition than you had with NCV.

Been to both OceanWatch and Barony...

and though I preferred Hilton Head to Myrtle Beach overall, I liked the OceanWatch property much better.

It is just a spectacular resort and the beach/ocean views are more visible from most of the common resort areas (which for me was a big plus and lended itself to that beachy kind of vacation feeling).

Of course, Barony (as all of Hilton Head) is much lusher in terms of the vegetation etc. but HHI is also further south and more in need of shade during those hot summer months than Myrtle Beach is....

The caveat here is though that we haven't been back to OceanWatch since the newer garden view buildings and pools were opened. We had front (though considered oceanside?) accomodations (fabulous view!) when we were there (3 years or so ago?) and I wonder if I would have as much of a bias if we had stayed in those newer buildings behind the front oceanfront complex. In comparison, we were in good accomodations at Barony last summer (main complex overlooking rear pool and near the Marketplace), but were not oceanside with no ocean view.

Anyhow, for what its worth - I prefer MOW to MBB (though strangely I preferred Hilton Head in general to Myrtle Beach).

icydog,

I own a week at OceanWatch and Barony. I love them both. Both resorts are well maintained, have several pools (indoor and outdoor) and hot tubs, and are oceanfront properties. All villas have the granite countertops. I think the rooms at OceanWatch are a bit smaller than at Barony. OceanWatch has a pool bar where you can order drinks and the Market Place sells pizza and burgers. You can also order drinks and food at the pool bar at Barony. OceanWatch is right next to the Grande Dunes Hotel which has a restaurant and a bar. You can rent bikes at Barony on site but not at OceanWatch.

My kids prefer the Myrtle Beach area, but I really like Hilton Head. I use both of my weeks instead of exchanging them. Both beaches have somewhat murky water not like the crystal clear water at Ocean Pointe. Others may disagree.

I was told by several II reps that it is harder to exchange into OceanWatch during the summer than the Marriott Hilton Head timeshares.

I hope this helps.

Marylyn,

I think you are getting caught up in the moment. It sounds as though you have quite a few t/s weeks already. Do you need to attend a t/s recovery group? JK

You will be able to buy this property you want resale if you will just be patient and wait for it to come up on ebay.

Best of luck,
Janna

Well you've opened my eyes.. Thanks all of you!!!

I love TUG and Tuggers.

Yes, I am selling my Manor Club weeks

Yes, we are timeshare poor at the moment

We did attend a tour and the 25% off was like a magic wand. It made us forget that we are trying to get out from under all of these timeshares. I got all excited that we could buy a timeshare on the beach for almost what they are being offered for on ebay..I had a very bad time on my last eBay purchase and I was so upset it took so long to close. I figured if I bought from Marriott none of that upset would happen.

We also decided not to trade any longer. It is a pain in the neck not knowing where you will be located at any resort. We got tired of fighting to get a good villa, which as I stated, is important to us. We have three exchanges coming up but that will all but empty out our II account. We have reserved our owner weeks at NCV and Frenchman's Cove so we are happy with that arrangement and wanted to add to our owner weeks. But I have not received a penny from my three Manor Club weeks that are for sale, and even though I hope they will all be gone within a few months, I should save the money for the BIG one.

In fact, we love HH but not necessarily when it is hot here. I love the Barony and being in an OF villa is important to us. So I will follow the advice of those of you who know me and know Marriott and wait to find a decent Gold OF week here at the Barony or in GO.

Different strokes for different folks. We were at Ocean Watch last Sept and I am not at all interested in returning. I found the resort to seem to be too overcrowded with everyone clustered chaise to chaise around the main pool area. No sense of having any personal space. No lovely lush landscaping like Grand Ocean or Barony. Just lots of concrete. Not for me.

Thanks for that take on the resort. One of the best things about being in Hilton Head is the lush gardens and lovely landscaping. I had no idea about the Myrtle Beach Resort and I'm glad I got an honest opinion. Thank you.
