Shadow Ridge Property Taxes

Got a letter from the Riverside County Assessor that the taxable value of my TS is dropping by $1,000. It's dropping from $4,000 to $3,000. I hope my tax bill drops by 25%. :D

Now if my MF's would just drop by 25%.
 
What season do you own?
 
Unlikely to drop as much as the assessment. The portion of the property tax affected by assessment is probably only about half of the bill. The rest are special assessments, including a hefty charge for having to bill each timeshare owner separately.

Oh, I don't expect the MF fee to ever go down, in fact we know it will continue to rise each year. This is one advantage of getting billed separately by the county for the property taxes, at least that will drop a little.

The reason for the drop is because I closed on the TS earlier this year. Since the sales price was less than what the original owners payed for it, the assessed value dropped, dropping my taxes a little. :cheer:

Just got the bi-annual 2013 tax bill(s) for my 2-BR Shadow Ridge L/O: $28.45 every 6-months, down from $34.52, about an 18% drop.

Hey, looks like you got a bargain. I just got mine and the Bi-annual (actually 4mos) is $29.07... and using the same tax base of $3,000.00 ..... I can't figure out their math anyhow, so guess I just pay it. :wave:

Do you have a 2-BR L/O at Shadow Ridge? If so, try requesting a re-assessment from Riverside County, since I'm paying 1/2 what you are.

I just re-read the posts and noticed the same assessed value of $3,000? :shrug: Confusing to say the least. :wall:

Yeah, Ron... my post may have been a little confusing. Actually my annual tax due is $58.14... only $1.24 more than yours. (I stated 4 mos as the payments are due then, not semi-annually). Mine has a Palm Desert emergency service line item for $1.24 (I suppose this is 911 fee?). It is interesting that at the current assessment, half of the fees are not related to the assessment, but rather for special fees, so don't expect them to go much lower. :)
