They ask for the fees to be paid upfront and this make me suspicious.

Any company who asks for fees upfront has no interest in selling your timeshare because they have money from you, and that was always their intention--to steal from you.

Do not sign up with anyone who cold-calls you at this point. After you inquire with a company like this, you will be put on a list of scammers who have all sorts of ways to take your money.

If you have a timeshare worth real money, you can sell it. If your timeshare is at a legacy resort, you might not even get $1.00 for it. But you can attempt to give it away here on TUG under the Bargain Deals section of this BBS.

REPUTABLE brokers take their commission out of the proceeds of the sale/rental - not up front.

Look at it this way - if you pay them upfront, why should they care if they sell it or not?

Also - be aware that upfront fee companies often promise they can sell your timeshare for FAR more than what it's actually going for on the resale market - just to get your business.

Most timeshares (except the very top resorts during prime season) sell for 0-10% of original retail.

SellMyTimeshareNow is one of the more well known outfits. Still just an upfront fee listing site. No major incentive to actually sell your week once they have your money.

They are probably a bit better to buy a timeshare through, except that I think they push you to go through their broker service. So that will probably limit the people that want to buy from you.

As for Sell My Timeshare Now, they are just a very expensive listing service. If you want to list your TS for much, much less, then use TUG, Red Week, My Resort Network, Craigslist, and/or E-Bay.

I'm in the process of buying a unit listed on the site. Got a decent deal and it's at the closing agent getting registered.

5 years ago I bought something from them, also. Closing seem to take a little longer then usual! They were OK.

This is a listing company, not a timeshare relief company. I've heard that they stand by their rescission period to back out but keep in mind, they do not actively try to sell your unit, they list it on their site for buyers to see.

If you're comfortable with paying them, know what you are getting for your money. When I do searches for timeshares their site does come up easily when I do my online searches.

I send a message via their form on a few listings to inquire about buying one of their ads. The listing price was $5,500. This is what theuy quoted me for closing:
Broker Fee: $1500
Admin Fee: $195
RTU Fee: $429

With T/S transfer fee, all told closing was well over $2500.00 An to think they charge the seller an upfront fee as well. Must be a good business to be in.

Some interesting (but contrived, artificial) add-ons. With no broker involvement (SMTN is, after all, just an upfront fee listing service) why a "broker fee"?

I've never even heard of a "RTU fee", unless it's a (poorly described) resort-imposed transfer fee associated with a RTU (no deed or ownership) contract.

The "admin fee" could just as accurately be called "gratuitous gravy" instead.

Yes indeed, a "good" business to be in --- if you have no shame, personal integrity or conscience.

What is a Legacy Resort?

The term "legacy resort" is generally used in reference to facilities of "older vintage", typically bulit in the early to mid 1980's and usually "independent" timeshare properties (i.e., seldom associated with any of the big corporate "chains" such as Wyndham, Marriott, etc.).

Definition aside, I must disagree with the overly broad statement made and quoted above that "legacy resorts" have little value. The weeks we own at two different "legacy resorts" in coastal SW FL have maintained their value quite nicely, having at least the same (or slightly higher) market value today than we paid years ago (resale, of course) --- and well above the "$1.00" figure cited above (consistently in the $4.5k to 6.5k range, based upon numerous resales observed over the years).
