Selling Maui Westin Kaanapali

Does anyone know the name and contact info for the RE person on Maui who specializes in Hawaiian TS? The 2 br Westin Maui been on redweek [along with a Marriott Oahu KoOlina] for around2 years but no offers
Anyone recently sold? at what price?

You probably won't like hearing this but if it didn't sell for you 2 years ago, and you didn't adjust the price, it definitely won't sell at that price now that maintenance fees are that much higher. As someone who was looking to buy resale there 3-4 years ago, I'm somewhat grateful that my (rather generous) offer for an oceanfront 2BR was turned down at the time. I'd pay much less for that week today.

Just filter on Redweek by number of bedrooms/view/use and sort by prices and you will probably get an what the price should be.

One other thing to consider - your week is enrolled in Abound I assume? The Hawaii weeks actually have a lot of trading power with Marriott and you won't get Abound enrolment for a newly purchased resale week (so that part has zero resale value). Take a close look at what you can do with the 6000+ annual points you get for it before you sell it.

Not including OF I'd say $10K or below is the current rate for 2BR EY IV/OV at WKORV/N. Some hopefuls have them advertised higher and one even sold for $15K recently (glad that wasn't me buying).

Some of the 'parking lot' WKORV IV 2BR EOY are in fact listed for close to below the fees Syed charges (~$2K)

@pharmgirl. How about listing again on Redweek and TUG at market rate and lowering the price by $1000 - $2000 because that is what you would pay a broker.

Thanks so much for Syed's name. I was able to contact him and he gave me good info on sales prices. The prices are quite low so I'll continue renting for now as I've been getting a reasonable profit

Syed is working out of his home on Maui at the moment and his website is still current. He has said that he would come to visit with us when we are on Maui, if we wanted to see him in person.

Syed still sells on Maui. I wouldn't use anyone else. advantagevacation.com Lots of listings right now.

I'm not sure a physical location is a huge benefit in this day and age? It seems like a lot of extra overhead you have to cover before you start making money each month.

Wow, I can't believe 2 bedroom lockoffs in high season (is everything high season year round?) on Maui are selling for only $10K! That is nuts! That is less than a week at Kierland...

But if you own island view, you are paying some pretty high MF's for it. Kierland is a better value per point.
