Selling EOY on an annual deed

Hi Folks!

Not sure where to post this question, but both my units are Marriott so I figured this forum makes sense.

Does anyone know if it's possible to sell Every Other Year (EOY) privileges if you already own an annual deed.

I'm just curious if this has been done before.

The only way you could do that for a Marriott week would be to work out an ownership sharing relationship (a partnership) with another person. The legal language in the governing documents for Marriott resorts prohibit owners from splitting deeds for a single week ownership into ownership interests of less than a full week.

There is nothing to stop you from preparing and recording two new half-ownership (EOY) deeds to replace your current full ownership. The problem would be that Marriott would not recognize those EOY ownerships.

Could you do the reverse?

IF you owned two EOY weeks in the same season, could you get Marriott to "put them back together" into an annual week? I realize you would have to exchange the deeded weeks for a single week, but Marriott would know what they have in inventory that could be traded for. Just a thought........

The only benefit would be that if you resold them there would only be one closing fee instead of two. Other than that there really isn't a benefit to you or Marriott.

I personally would love to buy multiple EOY weeks for the same resort, season, and year (all odd or all even) with extended family members. We would title them the same to take advantage of the 13 month rule, and we would only be committed to vacationing w/ each other at most every other year. We could also share one account w/ II. If ever one of us wanted to get out of the arrangement, we would hopefully just sell one without any kind of family squabble.

But, I find availability of EOY platinum weeks for sale to be very scarce, and the few sellers that exist do not have reasonable expectations as far as what resale prices should be.

It is too bad that I cannot just buy a couple of annual weeks and split them into 4 EOY weeks with someone else who also owns 2 annual weeks and would like to split their week as well and take the opposite week as us.
