Hi all.
I am after some advice. I need an urgent sale to happen as I need to fund new housing for my children. Confused as to the best way to go about this. I need something quick and easy as have no knowledge in selling timeshares.

I have a Wyndham Grand Desert UDI 217'000 annual points. Maintenance fees are $1108.84 Annual (currently paying $92.40).

Points are not fully intact and some of them are "returned use year" points (from a cancelled reservation, so confused as to how to sell this the way it is.

-2017 points are standing at 196'500 (returned points) expiring December.
-2018 use year points are standing at 174'500.

Can I transfer this years (returned points) to a buyer?

What would a timeshare like this one be worth?

Thanks for all advice, much appreciated in advance.

You just list the points you have in each use year with your ad/listing as long as they are regular use year points they should transfer. Pooled points I don't think will transfer, as far as points returning from cancelled reservations as long as they went back to a regular use year they should be fine.
People will want to know Anniversary month also

217k at grand desert won't get you very much, just look at eBay closed listings. But be prepared if you find a buyer for process to take up to 6 months to transfer, Wyndham is slowwwwww.

Most likely new owner won't get opportunity to use points left this year. It won't close in time.

Sorry to burst your bubble but selling your timeshare isn't going to be an option to get you much money, if any, and there is no hope whatsoever that the transfer will happen quickly.

1. Many times the owners are giving away deeds and even paying the closing costs. Even if you find a buyer you won't see much out of the sale.
2. There is a thread today with people reporting that deeds they purchased back in November-January were just finally completed in the past week or two.
3. The money would be held in escrow until the transfer is completed.
4. You would have to continue paying the maintenance fees until the the transfer is complete
