Selling a Manhattan Club TS

Has anyone had any luck selling a Manhattan Club timeshare on the TUG marketplace? We have kind of outgrown ours and are looking for other types of vacations. The maintenance fees are high, but the annual points allocation is a generous 60,700. I'd rather not have to pay to advertise it on another marketplace.

I would suggest not asking anything for it and instead advertise it on TUG in the "Free Timeshare Giveaway" Forum.

Giving it away at no charge may be the quickest way in which you'll be able to easily walk away from it. Of course you can always default but that could be something you may prefer to avoid.

If you look on Redweek most Manhattan Club resales are being given away for zero dollars!

We were one of the original 100 owners. At the beginning, it was easy to get single night stays to go into NYC for a show. The maintenance fees starting rising rapidly and it became impossible to secure single nights or any combination of days without planning well in advance. We ended up having to reserve a week about a year in advance and either trade it through RCI or rent it. We lived on Long Island and the hook for us was the ability to reserve single nights and weekends which became impossible.

As the fees grew to intolerable levels, we put our names on the list for returning the deed and stopped paying fees. After 3-4 years of Manhattan Club no longer getting fees, we were offered the $100 option for them to take back the deed. We jumped on it.

Clarification: You can advertise it on the TUG Free Timeshare Forum for free, and give it away at no cost to you. That would be my first choice before going through the hassle of possibly being turned over to collections.

It was quite a few years ago. We purchased pre-construction in 1998 and stopped paying around 2014. We only received letters about the fees being due year over year and I think that they agreed to the deed back for $100 around 2017. We never provided a credit card so they were not able to charge us.

Thanks for your comments TT. I know that TUG, Redweek and Craigslist often show MC timeshares listed for $0 and that may be the route we take. I have recently spoken with salespeople at "Sell My Timeshare Now" and "Timeshares Only". Both of these were shown on ARDA's website (ResponsibleExit.com). For a fee they will run your ad on their marketplace. You do see MC timeshares listed for a number of different selling prices. But you cannot actually see how many sold and for what price. I'd be happy if I could just sell it for enough to cover the cost of ad and closing.

Makes me wonder why anyone would pay if they can get the same TS for free. Maybe they just get enough volume on these marketplaces to make the sales.

Do not pay these companies to advertise your timeshare. It will not sell. They are scams. ARDA itself is not interested in helping timeshare owners AT ALL. The D stands for Developer, and that is all you need to know about where ARDA's loyalties lie. I have paid ARDA fees over the years unwittingly through Vistana, and believe me, this is not a good organization. Do not take any advice from ARDA. I cannot emphasize that enough.
The fees for Manhattan Club are very high but so are all of the fees for NYC timeshare systems.

Manhattan Club has a long list of issues and many court cases which list shenanigans ongoing, still unresolved, unfortunately.

They don't make any sales - their business is to charge a large fee for listing. They don't care if it ever sells and at anything over $0 it wont.

This will be a tough one to find a buyer for due to the high fees. I would suggest offering a incentive to the buyer, like free useage or maybe a gift card and listing it for free in the free timeshare forum.

I am an owner of MC, When you stopped paying the maintenance fees did it affect your credit and did they report it to the credit bureaus

I believe their maintenance fees now hover somewhere between $2,400 and $4,400 (depending on the size of the unit).

With that said, might it be worthwhile to offer a financial incentive for someone to take it off your hands? Obviously no money changes hands until it is deeded into the name of someone else!

Pay someone to take it instead versus paying the Timeshare Association may make it move quickly! The Manhattan Club is an endless money pit!

Our credit was never affected when we stopped paying both the maintenance and property tax. If I remember correctly, it was a few years before we were able to deedback to Manhattan club and received $100 check.
