Sell DIY instead of a Broker or Purchasing without a Broker

You had a sweetheart deal with her (no commission) & she did a lot of hand holding for the buyer for you; again, likely a special courtesy for you.
My experience with her was not as nice.
Most of us Avg Joes & Janes WILL pay the extra for her commission (on both the buy & sell side).
Her closing costs for a DC deed were $3200 (including the 715 HGV activn, 485 HGV xfr, 95 HGV estoppel) + almost 2k of junk fees (significantly more than LT's 295 etc).
She gets tons of referrals funneled on the FB group etc, where I wish folks would fully disclose any such potential sweetheart deals/courtesies etc she extended to folks who are admins/mods in that forum, who are constantly recommending her to unsuspecting folks.
I am all for paying Pros their fair fees but in this case the 'going rate' is just set by these few exclusive/star Brokers who have a chokehold on majority of HGV deal-flow, which, as a buyer, is not nice.
Agree, the 'Retail Resale' rate (= broker resale rate) is still significantly lower then Developer Retail, so all good but wish we had more of a free market, not controlled by these few brokers (who keep the profits vs them going to poor sellers, who still lose their shirt in most of these resales)
They do get a lot of free marketing in the FB groups but that also means that other folks tend to be fine with the extra cost....but, of course, they may not be aware of other options. There are plenty of other brokers though plus add in eBay, Redweek, TUG marketplace, etc. I guess it would be nice to have a resale broker list here on TUG. In our years of owning, we have worked with 5 different brokers. Maybe a new thread on here about brokers/buying options and then let folks chip in.

I purchased three great deeds through Judy and was looking for a District one, but thought the Closing Costs for that deed were too high. Ended up finding one on SMTN that fit the bill. Closing went quick and seamless.

I tend not to promote anyone....other than Andrew but only when someone asks me who to contact.

Most HGVC listings in TUG & Redweek are also from these brokers....
