Seeking Resale Advice: 500-600k Points

Maintenance fees at GC are among the highest in the entire Wyndham system.

Having never been there, is OWNING there necessary for ARP or something? If I remember right, even Access was lower than GC is deeded and gets you ARP at a most resorts, vs ARP at ONE.

GC to me, seems like a very niche resort for people in the midwest which would have limited appeal to people ourside the area. With the main draw being it's within driving distance of Chicago, Milwaukee, Minneapolis, St. Louis and most of the rest of the midwest.

Wisconsin Dells is the waterpark capital of the world. Outdoor waterparks and indoor waterparks. You are never very far from a waterpark!
 
The Dells are something of a regional draw, but I suspect that's at least in part because it is not anywhere near a major airport.

I own a couple of summer weeks at a resort there, and they trade quite well.
 
I was able to work out a deal for a lower MF 717k contract for $1500 purchase price at Panama City with another TUG member. We are starting the process now with LT transfers. MF are about $4,500 annually on this contract. Seller is paying all of the closing and transfer costs and Illnpay the 2025 dues assuming Wyndham makes them available to me at closing.

All this research and now I’m also looking / wanting to own HGVC as well ;)
 
Thats not bad about 6.2 per k. Very good purchase price for a lower fee property, (compared to most Club Wyndham's). Glad you helped another tug user out and vice versa. Congratulations
 
Panama City Beach used to be #4th lowest in the system, but has had some pretty steep increases due to Florida insurance and Condo Tower law inspection, reserve and repair costs as well as a special assessment in recent years.

Its a nice enough resort and every room has awesome views.
 
Wyndham steals points from the seller and doesn't pass them to the buyer. This requires some calls back and forth to Wyndham by both parties to find out what happened to those points. I know this happened on several we gave away.
