Our tax preparer indicated to us (after we had already rented a week through our management company, Capital) that in 2025 a new STR law in AZ went into effect that states anyone who rents out a unit for 29 days or less must have a Transaction Privilege Tax license and a STR permit to rent your unused unit. Any AZ timeshares owners out there that have come across this?

Can't help with Sedona but this kind of thing is becoming more common. The city of New Orleans has a similar scheme as does the state of Florida. The puzzling thing is that timeshares, like hotels, are short term rentals almost by definition -- not the same problem as someone who wholly owns a condo and rents it out by the week to partiers to the annoyance of permanent residents.

Before fessing up to the Sedona authorities, I would read the ordinance to see if timeshares are exempt. If they are not, plead ignorance and beg for mercy.

For future rentals there, RedWeek.com claims to file any required taxes as part of their "full-service."
